Hancock Natural Resource Group, Inc. (HNRG) founded in 1985, is a registered investment adviser and wholly owned subsidiary of John Hancock/Manulife Financial Corporation. HNRG is based in Boston, Massachusetts and is comprised of two core businesses; Hancock Timber Resource Group (HTRG) which develops and manages timberland investments and Hancock Agricultural Investment Group (HAIG) which develops and manages farmland investments. As of June 30, 2018, HNRG managed USD 14.4 billion of timberland and farmland, compromising over 6.3 million acres located in the United States, Canada, and Australia. Hancock Forest Management, Inc. (“HFM”) and Hancock Farmland Services, Inc. (“HFS”) are wholly owned subsidiaries of Hancock Natural Resource Group (“HNRG”). HFM and HFS are property management companies that serve global institutional investors through related-party investment management groups (Hancock Timber Resource Group and Hancock Agricultural Investment Group) and third-party private investors. HFM oversees the timber development and harvesting operations for approximately 3.8million acres of timberland across the USA and Canada. HFS oversees the agricultural assets and operations for approximately 0.3 million acres of farmland throughout the USA. Collectively, HFM and HFS represent the North American property management platform of HNRG.
SUMMARY OF DUTIES: Under the direction of HFS SVP Washington Operations, this position is responsible for the successful performance and overall operations of the Washington permanent crop properties. This position will take a leadership role in managing all external partners related to Washington permanent crops, including lease tenants, Farm Labor Contractor’s (FLC’s), and direct operator vendors, etc.
RESPONSIBILITIES AND DUTIES:
- Manage Washington properties through hands-on management of FLC’s, keeping pulse on farming activities and ensuring desired fruit condition and projected yields
- Evaluate FLC contracts, leases and rent agreements for any necessary changes annually
- Track lease renewals
- Ensure orchards and equipment are maintained to HFS/FMS standards
- Perform periodic safety inspections on orchards and equipment
- Create annual budgets, determine CIP needs, approve income statements and maintain 5 year orchard redevelopment plan
- Develop and maintain cost accounting information for orchards
- Manage packing houses by evaluating and comparing packing and marketing results
- Maintain and develop new relationships with packing houses
- Review and analyze crop revenue information as it is received
- Allocate cherry & apple crops to packing houses around April/June time frame each year
- Create quarterly reports for all of the Washington and Oregon permanent crop properties
- Ensure all FMS properties residences have annual inspections by licensed house inspector; coordinate vendors to complete any needed repairs
- Assist with emergency fund requests for unanticipated repairs/replacements for critical components
- Lead the effort on the annual organic certification renewal
- Stay abreast of sustainability & Stewardship issues related to WA properties
- Assist Turlock office with quarterly accruals, annual equipment tracking audits, etc., related to WA properties
- Communicate weekly with Turlock office for all communications received in Turlock relative to this position
- Open, monitor, and close vendor accounts
- Annually inspect and evaluate harvest activities; make improvements as needed, staying informed of current harvest safety and FSMA regulations
- Communicate regularly with CAM and Acquisitions teams to provide industry information and appropriate modeling data
- Proactively work with the Acquisitions team on due diligence
- Attend and represent HFS at industry functions
- Work with cross matrix groups to ensure good teamwork and communication
- Other duties as assigned
