Communications Infrastructure Services Co, LLC “CIS” based in White Plains, NY, is a provider of management, legal and administrative services to asset owners in the communications infrastructure space. CIS is an affiliate of Melody Investment Advisors LP “Melody.” Melody invests in mission-critical communications infrastructure which underpins the global telecommunications, media, and technology (“TMT”) industry.
Origination Manager
Reporting to Operations Partner, this person will be responsible for managing the Origination Work. The Origination Manager would directly manage the workflow from offer request to executing the term sheet, help drive the IC approval process, and support the progression of deals led by the Legal Process Manager right through handoff to Asset Management and Archiving. This person will be the business manager of the deals from beginning to end.
- Managing the Origination Workflow of cell site easements from Offer Request to Executing the TS,
- Driving the IC approval process
- Assisting the progression of Deals through the Legal Workflow through handoff to Asset Management.
The main area of work would be:
- Assembling preliminary diligence materials
- Determining pricing/terms strategy
- Negotiating terms to purchase
- Executing TS
- Overseeing deal progression through closing
- Obtaining Investment Committee Approval
The Candidate
Seeking a bright, hard-working, well-organized, and professional person who can quickly learn their way around carefully reading leases and amendments, running XIRR’s, and determining a price/term strategy. The candidate should be talented and motivated, eager to learn, capable of processing, and tracking lots of information in a complex workflow. The job will involve close collaboration with the Origination Partner. A background in legal, real estate, and finance would be attractive. What matters most is numerical and verbal analytical capabilities, motivation, and a strong mindset.
o Directly manage a stream of inbound offer requests and track through preliminary diligence, pricing, TS execution.
o Oversee the progression of deals through Full Diligence and Closing. Handoff Closing portfolio to the Asset Management team.
o Tasks include:
- Managing the overall flow chart of deal progression
- Formally engaging new offer requests – from reps and brokers, availability/exclusivity
- Assembling preliminary diligence – leases, rent checks, maps, photos, competitive review
- Preparing first drafts of Deal Sheet, XIRR and Investment Committee Approval request
- Providing Risk-assessed Value estimation with business rationale and proposing Approved Purchase Price/Terms
- Scheduling Site Owner/broker review of DEA/NPA and assembling documents for Full Diligence – deed, tax map, tax bill, articles of incorporation, etc.
- Preparing final drafts of Deal Sheet, XIRR and Investment Committee Approval requests
- Reviewing and approving final Closing Package, Settlement statements and Funding Requests
- Preparing and handing off the final Asset Management package to the Asset Management team
- Managing Pipeline Report of Offer Requests, Approved TS, Executed TS including closing schedule projections
- Managing Rep and Broker productivity and issue tracking reports
