General Contractor experience is required. Project Estimating will be required in this role.
Responsibilities:
PROJECT MANAGEMENT
- Direct team members (employees and consultants) at all levels of contract administration.
- Control any number of projects at various stages of work
- Consult with client to determine functional and spatial requirements of new structure or renovation, and prepare information regarding design, specifications, materials, color, equipment, estimated costs, and construction time
- Plan layouts of project and integrate engineering elements into unified design for client review and approval
- Prepare scale drawings and contact documents for building contractors
- Represent client in obtaining bids and awarding construction contracts
- Perform cost management/forecasting
- Understand insurance requirements (BR, GL, etc.)
- Understand bonding requirements
- Provide trade contract scoping/writing
- Manage/Oversee multiple Project Engineers
- Develop schedules using P6 software
- Provide advanced quantity take-offs
- Track procurement (materials and equipment)
- Manage, maintain, and interact with subcontractors
ESTIMATING
- Perform quantitative takeoffs on construction projects
- Preparation of proposals
- Establish labor productivity for estimates
- Maintain positive relationships with area vendors for competitive material and equipment pricing.
- Solicit subcontractor pricing for work done outside of our self-perform groups.
- Understand the market conditions including competitive approach, backlog, level or risk for work and other factors for establishing margin percentages.
- Be involved in the internal bid reviews with supervisors and project team.
- Assist in the handoff of secured projects to the Operations Team.
- Assist in other duties as assigned such as change order management or billings depending on the project(s).
Qualifications:
- Degree in Construction Management, Construction Science, Civil Engineering, or related field
- In lieu or in addition to a degree, a minimum of 5 â 10+ years of commercial project management experience is required.
- Knowledge in accounting, progress billing, risk management, safety, legal, budget control, schedule control, submittals, change orders, quality, project meetings, document control, project close-out, and customer service.
- Proficiency in estimating techniques, use of On Screen Takeoff software and databases a plus
- Familiarity with Sage and Bluebeam
- Sharp understanding of bidding process
- Ability to visualize various building techniques
- Ability to manage multiple projects at one time.
- Strong leadership, analytical and interpersonal skills along with excellent oral and written talents.
- Solid working knowledge of the following computer software: Prolog, Outlook, Word, Excel, Microsoft Project, and Timberline.
