PRIMARY PURPOSE:

The Operations Director will oversee all operational functions, projects, construction, and contracted services at the center(s) among other things, ensuring adherence to company and site specific policies and procedures.

PRINCIPAL RESPONSIBILITIES:

The successful candidate’s responsibilities will include, but not be limited to:

Maintenance department

· Conduct regular property inspections and assess the physical assets of the property. Prioritize capital projects to reflect critical needs and affordability

· Manage equipment inventory and required maintenance of assets

· Ensures property safety systems are up to code, maintained and inspected

· Maintain and oversee the work order program in order to manage to the needs of the property.

· Respond rapidly to any operational issues.

· Manage/perform properties regular inspections.

Service Vendors

· Oversight of contracted services and capital projects. – including developing scopes of work, request for proposal, evaluating contractor submissions/bids, developing service agreements, overseeing contracted work, Quality inspections, assuring project is completed in accordance with terms of service agreement and required documentation is delivered prior to project close-out and/or payment

· Manage relationships with third party contracted services providers and ensure adherence to contracted compliance.

Administration

· Complete timely review and processing of vendor invoices, to ensure accurate services were provided prior to payment.

· Lead maintenance staff in work assignments and training. Assist in maintenance staff performance reviews

· Provide leadership and guidance to the Center staff in the area of operations and customer service as necessary

· Fulfill Manager-on-Call rotation and manage day-to-day activities as necessary.

· Provide operations support as necessary for all special events and holidays.

· Complete required weekly, monthly and quarterly reports

· Assist the General Manager in the management of the Comprehensive Emergency Management Plan. Ensure all personnel are trained to function as an Emergency Task Force in Crisis Management response

· Resolve escalated customer complaints.

Finance

· Assist in developing a 5-year capital to maintain and enhance the property.

· Assist management in the oversight of the annual CAM and Capital Expenditure budget.

· Manage Property Operating expenses within or below budget levels. Effectively manage negative financial variances to overcome or minimize loss within Property Operating budget.

· Prepare and oversee operational budgets/forecasts and ensure all costs associated with property operations are managed with direct guidance and oversight.

Asset

· Take accountability for all operationally delivered projects on site and ensure they are integrated and completed with minimum interruption to the building users

· Ensure public safety, work with on site security and effective risk management

· Manage preventative maintenance program and oversee any necessary repair or construction work to sustain a safe and reliable environment

· Co-manage Construction activities with the corporate Development team

· Maintain a safe environment through identification and elimination of any safely hazards to staff, tenants and customers. This includes the administration of all training and regulatory programs (OSHA, ADA, EPA etc)

MINIMUM QUALIFICATIONS:

· Bachelor’s degree or equivalent experience

· Minimum 4 years of prior Operations, Facilities or Property Management experience

· Customer focus and proactive approach with initiative.

· High level of commercial acumen and financial management, with proven experience with budgeting and forecasting.

· Ability to communicate effectively at all levels and build effective and professional relationships with a range of stakeholders, including senior management, facilities site staff, external service providers and contractors.

· Demonstrated ability to manage multiple tasks and prioritize effectively.

· Working knowledge of maintenance and operational functions

· Meets commitments – produces accurate work, follows through on projects.

· Solution oriented and results driven, showing problem solving, interpretation and negotiation skills

· Basic to moderate computer skills (email, excel, word, online order systems etc.)

· Valid Driver’s License, clears criminal background check.

· Ability to lift and carry up to 50 pounds

Job Type: Full-time

Salary: $60,000.00 to $70,000.00 /year
