Vice President- Asset Management

Summit is currently seeking a full-time Vice President-Asset Management based in St.
Louis, Missouri. This position is responsible for managing a portfolio of stabilized and value-add industrial and retail real estate assets located in Texas, Georgia, Florida and
Colorado. This position will coordinate and support Summit Realty Ventures (SRV)
(Acquisitions/Asset Management) and Summit Development Group (Development).
Responsibilities
- Work with SRV and the COO and the local leasing and property management team to develop and implement a comprehensive asset management plan for each asset.
- Supervise the marketing efforts of the third-party leasing firms whose activities include brochures, signage, updated site plans, broker incentives, signage tenant layouts, etc.
- Manage all aspects of the lease negotiation process for vacancies and renewals including establishing lease rates, T/I allowance, commission rates and all associated negotiation with 3rd Party leasing brokers.
- Provide written deal tracking updates, prospecting efforts market statistics (occupancy, trends) on all assets.
- Work with the CFO and the COO to review the financial information of tenant prospects and recommend/negotiate appropriate levels of risk enhancement (Security Deposits,
Letters of Credit, Personal Guaranty) that are appropriate considering the prospectâs financial condition.
- Coordinate and provide input to SRV and Construction Manager to identify and implement appropriate make-ready projects, capital improvement projects and tenant improvement projects associated with acquisitions, new leasing or renewals.
- Assist the SRV Acquisition Team with market underwriting, market due diligence and the transition of the project from Acquisition to Asset Management.
- On-Board any new Summit Development Group projects from construction completion to occupancy.
- Provide input necessary to complete reports and updated property appraisals on a quarterly basis.
- Manage outside legal counsel on all lease negotiations.
Qualifications
- Minimum 7+ years of commercial real estate experience with 5+ years of Asset
Management experience
- BA/BS degree required
- CCIM Designation preferred
- Some commercial development experience preferred
- Prior asset management experience preferred.
- Ability to negotiate industrial and retail contracts and leases.
- Successful track record of decision making related to asset level initiatives.
- Strong problem solving and quantitative skills.
- Strong written/verbal communication skills.
- Interpersonal skills with an ability to interact with external and internal clients required.
- Willingness to travel to all assets under management on a regular basis

Salary: $90,000.00 to $110,000.00 /year
