We are looking for a Market Director that is committed to overseeing all operational activities in our Columbia, SC office. The Market Director oversees a team of department managers dedicated to asset level performance, market profitability and resident satisfaction. With support from Conrexâs corporate Center of Excellence, the Market Director implements company policies and procedures, best practices, and national quality standards. Responsible for setting common goals to maximize revenue and bottom-line performance while providing exceptional service and response time to our residents. Responsible for implementing comprehensive programs, initiatives and strategies aligned with budget and company/regional objectives throughout the assigned portfolio. Fosters and maintains a team culture that focuses on results and accountability while valuing a positive, professional, collaborative and learning-based work environment.
Key Accountabilities:
Renovation Management
- Oversight of renovations and turnovers to include budgeting, vendor management, quality control, and targeted completion times holding the Project Managers accountable
Maintenance Management
- Oversight of maintenance to include budgeting, vendor management, quality control, resident satisfaction and targeted completion times and holding the Maintenance Manager accountable
Resident Experience Management
- Oversight of Resident Experience to include occupancy and retention targets, resident satisfaction, applicant screening escalations, leasing activities, commission review and holding the Resident Experience Manager accountable
Employee Satisfaction / Engagement
- Manages, trains and coaches individual employees while guiding them to reach their potential and providing constructive feedback for employee development
Market Level Profitability
- Oversee overall financial performance of assigned market
- Responsible for portfolio performance through review of marketing, pricing and financial strategies as well as review of maintenance, renovation and turnover expenses
- Works within approved budget
- Conserves organizational resources
- Develops and implements cost saving measures
- Support the acquisition process by identifying high performing areas
- Responsible for $120,000,000 worth of assets to include Profit & Loss of Market
Customer Satisfaction
- Direct oversight of resident satisfaction and retention
- Provides and promotes best in class customer service
Preferred Education and Experience:
- Bachelor’s degree or 4 years applicable experience
- Previous General Manager experience is a plus

- Ability to read and comprehend financial statements, such as profit and loss statements, general ledgers, budgets, ect
