JOB TITLE: Area Manager

STATUS: Full-Time

PAY TYPE: Salaried/Exempt – $40,000.00 to $45,000.00

REPORTS TO: Vice President

More Clean of Texas is an exterior maintenance company working with both commercial and residential customers to maintain clean and beautiful properties. No matter the size or type of customer, we are committed to treating each property as if it were our own.

*** This position is based out of our Houston, Texas location and requires some evenings, overnights, and early mornings, as well as weekly travel to the satellite location in San Antonio and travel to Corporate at least 4x per year. ***

Under the supervision of the Vice President, the STX Area Manager will supervise a team of Employees, including Supervisors, performing routine manual labor involved in exterior maintenance of our customer properties.

ESSENTIAL JOB FUNCTIONS

  • Operate company vehicles safely (with approved MVR)
  • Possess thorough knowledge of the duties of Supervisors and Employees – including the ability to operate all equipment and perform the entire job of each
  • Approval of schedules/routes – empower Supervisors to make schedules and plan routes in conjunction with Operations Coordinator, but Area Manager will make final approval
  • Development of budget in conjunction with Vice President and Office Manager
  • Perform inspection of all properties on a regular basis to ensure that scope of work is being followed and customer expectations are being met for retention and upsell opportunities
  • Inspect all shop and storage locations for cleanliness, safety violations, and maintenance – report any needs to Vice President and Maintenance Supervisor immediately

  • Oversee Supervisors in coordination of repairs and planned maintenance
  • Order work supplies, following company procedures for approval
  • Meet with contractors, service providers, or other outside parties needing access to shop or storage locations
  • Initiate initial communication with customers to set expectations and goals for properties
  • Act as the first point of contact for all customer questions, complaints, and requests
  • Manage customer contracts; communicate scope of work details to supervisor and field employees, track expiration and renewal dates in conjunction with Sales staff
  • Act as “on call” member of management on designated weekends, in rotation with other Area Managers
  • Responsible for hiring, firing, and discipline of Supervisors and Employees in conjunction with Office Manager
  • Complete 90 day performance reviews and annual performance reviews of Supervisors and Employees in a timely manner
  • Oversee Supervisor training of new hires
  • Manage Employee overtime
  • Facilitate mandatory monthly safety meetings for Supervisors and Employees
  • Provide effective mentoring of Supervisors and Employees to prepare them for growth opportunities and to encourage leadership
  • Wear PPE as instructed and necessary
  • Maintain regular and punctual attendance
  • Work cooperatively with others
  • Work outdoors for long periods of time in various weather conditions when required, work in an office setting requiring extended periods of sitting, and drive when applicable
  • Ensure that all Employees are trained and evaluated on their knowledge of and adherence to Company policies and procedures
  • Comply with all Company policies and procedures
  • Perform other duties as directed

JOB QUALIFICATIONS

  • High School Diploma or GED
  • Some college, preferred
  • Valid Driver’s License and clean driving record
  • Ability to pass a background screening and drug test
  • Good oral and written communication with ability to follow both written and oral instructions
  • Ability to utilize email and iPad technology, as well as basic Microsoft Office products, Google Drive, and Adobe (for PDFs)
  • Working knowledge of and ability to use hand tools and equipment, as well as power equipment
  • Ability to complete tasks in a satisfactory and timely manner
  • Previous supervisory/management experience
  • Highly motivated
  • Reliable transportation to/from work

PHYSICAL REQUIREMENTS

While performing the duties of this job, the employee is routinely required to drive, stand, walk, sit, use hands/fingers, reach outward, reach above shoulder, climb, crawl, squat or kneel, and/or bend. The employee must occasionally lift/carry up to 50 lbs, and/or push/pull up to 50 lbs. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
