About Us:
Chelsea Company Management, LLC is family owned and operated, specializing in off-campus apartment rentals in the downtown Yale area, located in New Haven, CT. We have a full-time leasing office and in-house maintenance staff.
Property Manager Qualifications/Skills:
High level of organization and attention to detail
Customer Service oriented
Self-motivated
Understanding of property management functions
Familiarity with applicable local, state and federal laws and regulations
Solid knowledge of office software: Microsoft Outlook, Excel, Word; QuickBooks and database systems
Education and Experience:
Bachelor’s degree with OR
7+ years leasing experience in property management
High School diploma, GED, or equivalent WITH
o
3-5 years’ experience in customer service AND
o
1-3 years’ management experience a plus
Knowledge of general maintenance a plus
Property Manager Job Responsibilities:
Tenant Retention:
Advertises vacant properties
Maintain certain occupancy percentage
Explains advantages of location and services and shows units to perspective tenants.
Fill vacancies with qualified candidates
Negotiate and enforce leases
Maintains tenant files
Overseeing the maintenance and safety of properties
Frequently required to visit properties and meet with tenants
Respond to tenant maintenance inquires and requests in timely manner
Arrange for inspection by in-house maintenance within 24 hours of receiving request
Enforces occupancy policies and procedures by confronting violators
Financial Objectives:
Collect rents and security deposits
Prepare reports by collecting, analyzing and summarizing data and trends
Maintain Properties:
Investigating and resolving tenant requests and complaints
Enforce rules of occupancy
Inspect vacant units
Coordinate schedules with in-house maintenance staff and/or outside contractors with tenants as necessary for property maintenance
Visit properties to verify repairs
Change out lightbulbs and batteries for smoke detectors
Document property interior and exterior with photos
Walk the properties on a regular basis to check for interior/exterior flaws
Coordinate landscaping and snow removal services
Leadership:
Delegates leasing responsibilities to leasing team
Gives direction with clear and necessary instruction
Communicates clearly and follows-up with maintenance staff
Provides support to team members
Cross-train into other departments
Shows initiative
Compensation and Benefits:
$55,000 annual salary
