Equilibrium Properties is a growing real estate investment and property management company. We are seeking a dynamic Regional Manager to bring their insight and experience to our Property Management team in Tucson Arizona.
The ideal candidate is someone who wants to join our corporate staff for the long term. You should have sufficient expertise to know what is required to be successful on a property during any market situation. You have considerable experience in the areas of marketing, leasing, accounting, financial and cash flow management, budgeting, building maintenance, capital improvements, curb appeal, unit turnover, resident retention, customer service, contract negotiation, etc. You have the ability to clearly identify what is needed with specific recommendations to improve business results and property performance in any given situation and the ability to enroll the site staff in a particular direction based on a solid and compelling business case. You have the expertise in how to quickly and successfully implement these changes with maximum staff involvement and concurrence. You are able to handle resident, vendor and employee customer service issues with integrity and professionalism.
Success in this role is dependent upon the success of the property management team and the overall performance of each property.
In Short:
The Regional Manager is directly responsible for:
- Curb Appeal/Appearance of properties supervised including the absence of deferred maintenance.
- Financial Performance of properties with bonus compensation tied to said performance.
- Managing on-property development projects that help with the above and also lead to potential increased bonus compensation.
Primary Responsibilities Include:
- Plays a key role in establishing clear lines of communication within the organization; effectively communicating between employees and management.
- Hire, train, supervise, develop and terminate the employment of those supervised in accordance with company policies and procedures. Objectively evaluate employees and provide written performance reviews.
- Maintain constant contact with the Property Managers on day-to-day operations, staffing, building issues, safety and security issues, local market news and strategy.
- Visit property teams regularly to effectively communicate with employees at all levels of the organization.
- Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approves all exceptions of the same under direction of supervisor.
- Inspects properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency. Conducts periodic inspection of vacant apartments for market-ready condition.
- Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and prepares monthly or quarterly summary report of same.
- Reviews and approves expenditures within specified budgetary guidelines. Negotiates and/or evaluates contracts and makes recommendations.
- Establishes/revises property management forms, reports, and manuals including updates, changes, and additions with approval of supervisor.
- Prepares and conducts meetings as necessary.
- Maintain top-notch curb appeal at all properties managed.
- Walk each property frequently to ensure proper maintenance and preventative maintenance is being delivered and assets are in good standing at all properties.
- Attain economic occupancy of 95% or better at every property managed.
- Meet or exceed income budget for all assigned properties.
- Promote and maintain positive relations and communication with residents.
- Work closely with Property Managers to ensure resident retention.
- Facilitate property development projects.
- Ensure timely response toward residents and prospects daily implementing a solution-oriented approach to all problems and situations that arise.
- Ensure proper scheduling and directing of all vendor and contractor services required.
- Guide and assist Property Managers with preparation of all property-level reporting, advertising, marketing plans, vendor negotiations, etc.
- Build strong relationships with Property Managers and support staff through positive supervision, training, and motivation to create a productive workforce.
- Assess and correct all safety and liability situations that are discovered or reported during daily inspections.
- Monitor unit turns and make sure all information is correct and up to date in property management software.
- Run weekly check-ins, monitor productivity and hold team members accountable to performance goals.
- Keep managers on task and help troubleshoot unique situations.
Job Type: Full-time Salary: $63,000per year plus benefits to include vacation, sick leave, paid holidays, insurance, 401k with employer match and a performance-based bonus plan that gives you the opportunity to earn more every quarter.
