The purpose of the Director of Maintenance is to lead the development of Bell Partners’ maintenance programs by providing: support, training, and guidance to his/her staff of Regional Maintenance Coordinators. As Director of Maintenance , you will oversee the maintenance and capital improvement needs of Bell Partners’ assets, along with Bell Partners’ managed sites. You are responsible for meeting the expectations of Bell Partners’ collective portfolio, based upon respective operating budgets and agreements.
This position will be based at an existing Bell Partners Regional Office or Bell Corporate Headquarters, and will support Bell Partners’ national portfolio of assets, along with property management clients. The Regional Maintenance Director will report to the SVP of Operations, .

Essential Functions and Responsibilities
- As Maintenance Subject Matter Expert, you will ensure all Bell Partners’ maintenance policies and procedures are implemented and enforced across all regions.
- Ensure company standards for the performance of maintenance functions are consistently maintained across all communities and regions.
- Conducts bi-annual property inspections or as requested by the SVP Operations or Vice President Operations
- Ensures property inspection reports are conducted regularly on site and reviews property reports monthly to understand what maintenance or service issues need to be resolved and what maintenance improvements need to be made
- Develops and monitors preventative maintenance programs for all communities
- Provides cost reduction recommendations. Monitor and manage budget maintenance and turnover expenditures and requirements within region
- Provides on-going direction, guidance and training to maintenance personnel and property management staff. Conduct monthly safety and maintenance training
- Assists in recruiting, interviewing of maintenance personnel. Provide on-boarding training for Maintenance Supervisors. Provide performance feedback to Regional Managers and VP on Maintenance Supervisors
- Monitors training compliance of maintenance personnel by property
- Collaborates with other Regional Maintenance Coordinators, and the VP of Operations Initiatives to develop policy, processes and programs to improve maintenance operations
- Evaluates, and manages, with regional maintenance operations contractors to gain economies of scale and ensure contractors are meeting the requirements of their contracts.
- Works with Procurement Department to ensure best pricing is in place for maintenance contracts
- Provides accurate and timely documentation and reports as needed
- Keeps informed of and provides plans for the communities to accommodate changes in local, state and federal code requirements as it relates to maintenance operations
- Promotes and practices incident-injury free (IIF) and sustainability
- Adheres to company policies and procedures
- Manages and participates in the due diligence process, including organizing and providing inspection equipment to inspection team an and managing due diligence reporting
- Coordinate technical training such as HVAC, EPA, appliance repair
- Supports training of CPO, utility expense management
- Performs audits on properties in portfolio, including identifying major equipment specifications and updating database of inventory
- Embodies a customer service philosophy whereby the client, regional managers, and site associates are your customers

Required Knowledge, Skills and Abilities:
- Demonstrate through behavior Bell Core Values.
- Travel approximately 60-75%.
- Possess strong working knowledge of OSHA standards, fire, safety procedures and MSDS regulations.
- Possess working knowledge of building design, development, construction, and project management processes and procedures, including design/build contracting. Strong working knowledge of management procedures, budgeting, training, and program implementation.
- Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems.
- Understanding of elevator systems, fire alarm and sprinkler systems.
- Understanding of facility security, cameras, and smart-technology.
- Ability to solve practical problems quickly, handle multiple tasks and organize resources to ensure work is completed on time and on budget
- Strong written and oral communication skills required.
- Polished presentation skills. Ability to provide meaningful presentations to various levels of the organization, as well as to clients, is an important part of this role.
- Must have a valid driver’s license.
- Flexible schedule: must be available to work day and evening hour, weekdays, and weekends as required.
- Completion of state specific required training
- Demonstrate exceptional customer service.
- Computer savvy: familiar with: MS Excel, Word, Outlook, Google Apps (Gmail, Drive, Docs, Sheets) and internet browsing; Property Management software (Yardi) is a plus.
- Demonstrate team behavior and collaboration skills.
Education and Background
- High school diploma or equivalent required; BA or BS preferred
- 5-7years experience of increasingly responsible management positions within service management
- Industry certification or designation (CAMT, NAHMS, NAHMT), preferred
- Master Plant experience (boilers/chillers) strongly desired
- Strong working knowledge of OSHA standards, fire, safety procedures and MSDS regulations
- Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems
- English language proficiency (read, speak and write)
