The Project Manager/Superintendent provides direction, oversight and management of all jobsite construction requirements and personnel associated with multi-family residential projects. He or she establishes expectations and collaborates with a variety of parties to ensure project schedule, budget, safety and quality objectives are attained. The person must be capable of managing occupied projects up to $10 million in size.
Responsibilities:
- Read and interpret construction plans and specifications.
- Insure all work is completed in compliance with project drawings and specifications.
- Maintain and update current set of working drawings and specifications on site including posting RFIâs and other approved changes to project drawings.
- Write and request RFIâs.
- Work with project team to identify and resolve project challenges.
- Keep project daily logs.
- Monitor the project progress in accordance with project schedule and takes actions to avoid or make up project delays.
- Propose schedule management ideas to the Project Manager to make sure job is completed on or ahead of schedule.
- Coordinate and manage subcontractors and vendors on site.
- Coordinate field labor schedules.
- Use computer to correspond with Project Managers, administrative staff, and others via email and other various systems.
- Facilitate and attend meetings that are relevant to the successful completion of the job (e.g., progress meetings, OSHA safety).
- Analyze material needs and purchase any necessary job site supplies.
- Teach and monitor job site safety procedures to ensure that all people on job site are following proper safety requirements.
- Oversee the completion of punch lists.
- Manage the inspection process and work to secure Certificate of Occupancy at end of project.
Qualifications:
- The ideal candidate will have a minimum of five yearsâ experience in this or a similar role; BS degree in Construction Management (or equivalent) a plus; meaningful experience with staff management and a working knowledge of contract administration are also required.
- Ability to demonstrate budget responsibility and decision making authority.
- Multi-family construction experience as well as renovation experience.
- Ability to constantly multi-task and handle competing priorities between Weston business needs, organizational issues and sound tenant relations.
- Possess judgment to know when to appropriately escalate issues up the chain of command.
- A strong sense of urgency and initiative.
- Able to quickly study and react to complex issues.
- Excellent problem-solving skills and the ability to confidently and decisively take action.
- Must have sound and professional written and oral communication skills.
- Must have strong analytical skills, including the use of MS Excel/Word/Outlook/Project, Estimating and Construction Management software.
