JOB SUMMARY: The Project Manager is responsible for identifying, planning, directing, and overseeing all aspects of Pie’s projects. This role will be primarily responsible for overseeing multiple projects providing solutions and recommendations to clients while providing a technical review, mentorship, and training to designers, specialists, engineers, technicians, and cost consultants. Acts as technical liaison on matters pertaining to the field of practice; apply advanced techniques, modifications, and theories. Performs with little guidance or oversight and a high degree of discretion and judgement.

ESSENTIAL DUTIES & RESPONSIBILITIES:

ASSESSMENT

  • Conduct on-site investigations and field review of existing buildings
  • Review background documentation to determine original construction detailing and identify areas of risk (i.e., water penetration, air leakage, and/or condensation, etc.)
  • Develop functional test procedures (FTP’s) and test plans for BECx testing regimens

EVALUATE

  • Prepare and present reports and presentations of findings that document the existing conditions and evaluate future risks and provide recommended solutions for rehabilitation projects and/or maintenance
  • Work with the business development team to develop proposals, the scope of services, and budgets
  • Perform pre-construction phase QC/QA checklists, reviewing blueprints and/or construction documents, submittal reviews, and meetings

DESIGN

  • Participate and/or lead in design meetings with owners, developers, architects, and/or other consultants for the rehabilitation of Properties that vary in size and complexity for which Pie is the designer of record
  • Lead building enclosure related system selection for design and communicate and organize labor and drawing production. Requires comprehensive technical background in building enclosure sciences and related architectural and engineering fields
  • Coordinate with internal designers, drafters, engineers, and consultants for preparation of construction drawings, specifications, bid documents
  • Conduct drawing, detail, and specification reviews throughout the design process.
  • Review shop drawings and submittals for conformance with the design intent, performance concerning the various building science and engineering principles, and for any scheduling of work issues
  • Collaborative participation at design, pre-construction, and construction phase meetings to discuss client and project team positions on reviewed documents; offer insightful evaluation and sound recommendations
  • Writing and/or consulting on building enclosure basis-of-design (BOD), BECx specifications, and BECx plans

OVERSEE

  • Facilitate the bid-process, including leading pre-bid meetings, responding to contractor questions, issuance of addenda’s, reconciliation of bids, recommendations to Owner
  • Conduct on-site quality assurance observations to review construction for conformance to contract documents, industry standards, manufacturer requirements and/or best practices
  • Prepare site visit reports
  • Conduct Construction Contract Administration services including RFI responses, submittal reviews, pay app requests, coordinate OAC weekly meetings
  • Provide oversight of technicians and specialists performing field review including technical and directional advice. Review site visit reports for consistency and technical accuracy
  • Assume full managerial responsibility for all aspects of the project; scope, schedule, design, quality, staff, and execution

COMMUNICATION

  • Act as a trusted advisor to Clients and prospective Clients; own and develop the Client relationship
  • Explore opportunities to enhance service with or up sale existing clients/projects
  • Lead (or participate in) pre-construction meetings to ensure that the respective parties are aware of the potential challenges associated with the building envelope
  • Act as the on-site liaison for Pie client and primary vendors on site
  • Proactively keep clients and stakeholders informed of project status and changes

PERFORMANCE

  • Perform project tracking and quality control including regular project status reviews of actual vs. planned; facilitating project status and design review meetings internally and with the client; take appropriate actions to address variance to project plan; follow standardized procedures for change orders and all Pie processes/procedures
  • Perform on-site construction phase quality assurance observations, reporting, and participate in construction phase meetings
  • On-site building envelope mock-up and field performance testing and reporting
  • As-built building enclosure site condition assessments and reporting
  • Manage time and resources effectively; maintain and communicate schedule internally and externally
  • Ensure personal utilization consistently meets established goals

REQUIRED EDUCATION, EXPERIENCE & SKILLS:

  • High School Diploma/Equivalent
  • Minimum 5 years of experience in the architecture, engineering and/or construction industry
  • Technically competent and able to effectively communicate and build rapport with clients, co-workers, and sub-contractors
  • For Building Science and Rehab, a design must have a practical understanding of building enclosure systems, specifically roofing, waterproofing, claddings, fenestration, and air/water/thermal/vapor barriers
  • Expert understanding of enclosure installation quality and timing of events and the upstream and downstream impacts to the schedule
  • Excellent skills in technical writing and oral communication
  • Flexible, responsive, and confident multi-tasker able to work independently, handle multiple deadlines and accommodate shifting priorities
  • Must have the ability to lead and contribute to the team in a collaborative, interactive environment
  • Must demonstrate a commitment to quality, organization, meticulous attention to detail, and consistency in work product
  • Previous experience working with project invoicing and budget management
  • Previous successful results in upselling services/scope
  • Preferred proficiency in one or more design/modeling software programs, including AutoCAD; Bluebeam®, WUFI, THERM, etc.

PREFERRED EDUCATION, EXPERIENCE & SKILLS:

  • Certification in industry specific technical areas (Roofing, Fenestrations, Waterproofing, Enclosure Commissioning)
  • Bachelors or Master’s Degree in Engineering Discipline; Civil, Structural, Construction, Architecture
  • P.E./AIA or another relevant Licensure
  • Specialized focus in 5 or more industry areas of technical expertise, i.e., Roofing, Fenestration, Waterproofing, Civil engineering, Cost Estimating, Cement, etc.
