JOB DESCRIPTION
DIRECTOR OF COMMERICAL REAL ESTATE

SUMMARY OF RESPONSIBILITIES

Responsible for all existing and future properties including but not limited to the following:

New Properties to be Acquired – small, well located retail properties

 Site Selection
– Identifying premium sites, quality rather than quantity
– Researching & evaluating sites identified by owner
– Negotiate purchase & sale agreements

 Permitting
– Zoning
– Site Plan Approval
– Engineering & Architectural

Existing – Retail & Restaurant Properties

 Development of existing vacant properties
– Budgeting, development & leasing

 Redevelopment of newly acquired properties
– Budgeting, development & leasing

 Lease Negotiations
– Marketing and signing quality tenants
– Negotiate acceptable leases
– Negotiate acceptable lease renewals

 Lease Management for all leases
– Common Area Maintenance
– Monitoring & correcting all defaults
– Tenant requests/demands
– Landlord requests/demands
– Lease enforcement; including monitoring rent payments, insurance requirements, utility payments, tax payments, cam payments, and all other lease provisions.
