Full Job Description
You will work with and assist the Company principals on the following Day-to-day tasks:
- Project management and direction of the project development teams (including, but not limited to all consultants, civil engineers, architects, and other consultants).
- Project planning and engineering with stakeholders and agencies having jurisdiction over the Project(s) in pursuit of any easements, license agreements, encroachment permits, cooperative agreements, LOIâs and right of way dedications
- Monitoring production schedules, budgets and cost control
- Assisting in new Project acquisitions: issue identification, opportunities & constraints analysis, and title coordination & review
- Assisting in the preparation of due diligence studies, final map and improvement plans:
- Research community ordinances, fees, and maps (i.e. zoning, master plan, special requirements of Building Department, Engineering Department, or Planning department, special ordinances such as wetlands, ordinances, etc.);
- Research availability and capacity of utilities and/or what is required to bring utilities to site
- Prepare summary of research findings on each parcel being considered for purchase, and provide recommendations regarding proposed costs/feasibility
- Review and recommend approval of billing invoices as related to the site investigation and evaluation process prior to submittal to accounting staff
- Workshop meetings for various public agencies, concerned citizens and community meeting
- Addressing project development in local Planning Commission and City Council public hearings
- Develop relationships with Staff and decision makers at the City/Planning Commission.
Job Requirements:
- Applicant should possess a college degree preferably in Engineering or development related field
- 5+ years of experience working in real estate development with experience in subdivision, land planning and site development.
- A Professional Engineer (PE) License considered a plus.
- The understanding of Municipal approval process, and ordinance application is required.
- Prior experience with client/consultant relationship development, proposal preparation, project budgeting and public presentations also required.
- Candidate must demonstrate ability to be part of small diversified team, excellent communication, and planning and organizational skills.
- Position requires travel to job sites and meetings in various cities in Southern California.
- Proficiency with MS Office 2016 or later/365 and Windows 10 is a must.
