GENERAL SUMMARY
The Capitol District is a destination dining and entertainment district surrounding a modern town square in downtown Omaha. The Capitol District Landowners Association is comprised of representatives from the property owners and is responsible for promoting the District, programming events in the plaza to drive traffic to Tenants, managing The Capitol District brand and reputation, providing an outstanding customer experience, managing Tenant relationships and helping tenants succeed, maintaining the quality of the District and Plaza, enforcing rules and regulations, maintaining occupancy of retail tenants, and managing budgets and meeting financial goals.

JOB DESCRIPTION
The Capitol District Landowners Association is seeking an organized professional who is responsible for overseeing the business operations of The Capitol District. The role is responsible for the curation of programming and the development, coordination and management of all aspects and strategies for the operations of the District while setting a standard of service excellence. The Executive Director will oversee the day-to-day operations of the District, including policy administration, implementation of the marketing plan, brand management, events, partnerships, finance, security, and maintenance. This individual will be self-motivated, result-oriented and committed to excellence in service. This person must have strong prioritization, organizational and people skills and thrive in a fast-paced environment. The Executive Director will report directly to the Ownership team.

SPECIFIC DUTIES AND RESPONSIBILITIES

  • Create the strategic plan for the District with the Owners and develop innovative strategies for revenue generation.
  • Formulate and administer annual operating and revenue budgets. Create long-range planning and fiscal projections; prepare quarterly and annual reports for Ownership team including event and marketing analytics, sponsorship progress and budget performance.
  • Perform sponsorship outreach, development and negotiation of sponsorship packages and agreements, and oversee implementation of sponsorship benefits.
  • Oversee Events strategy including District events, outside events and provide guidance to Events Manager on event planning, promotion and execution.
  • Coordinate and manage outsourced team members, as well as train, manage and develop internal staff.
  • Liaise with Property Management on janitorial, security and other staff as needed for operations and events.
  • Oversee The Capitol District’s brand, messaging and all external communications.
  • Coordinate and/or manage the marketing plan development and progress, social media strategy, advertising campaigns, major event promotion, public relations, and enforcement and maintenance of brand guidelines.
  • Maintain relationships and communicate regularly with commercial tenants on how the District can help further their marketing and promotion efforts. Support tenants’ efforts to raise awareness and attract patrons.
  • Build a positive internal culture among tenants, partners, employees, and contractors across the District.
  • Act as an Ambassador to The Capitol District and design and lead community outreach efforts.
  • Maintain a thorough understanding of rules and regulations of the District.
  • Maintain involvement in philanthropy and continuing education.
  • Create and strive to meet personal, division and company goals.

KNOWLEDGE, SKILLS AND ABILITIES

  • 8-10 years of Marketing or Sales experience required; prior Event Planning experience preferred
  • Management experience required
  • Strong organizational, communication, problem-solving, and time management skills
  • Ability to multi-task and work independently with minimum supervision
  • Ability to develop and maintain professional working relationships with co-workers and peers
  • Ability to effectively deal with a wide variety of internal and external customers and clients at all levels
  • Strong knowledge and skill in using computer applications including Microsoft applications with a strong emphasis in Word, Excel and Outlook; knowledge of Adobe Creative Suite Software preferred
  • Bachelors Degree required
