The Sr. Project Manager position will be responsible for the successful planning, execution, and turnover of a wide variety of construction projects within healthcare and research environments according to strict deadlines and within budget. This includes acquiring resources and coordinating the efforts of team members and third-party architects, engineers and contractors in order to deliver successful projects. This person will also help to define project needs and objectives and oversee quality control throughout its life cycle.
- Consults with client to determine functional requirements of upgrades or renovations
- Communicates and coordinates the interests of the client, Crothall and the design team throughout the project
- Assists in defining project scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders
- Prepares budgets, cost analyses, feasibility studies and comparisons to ensure proper decision making
- Identifies, assesses and works to minimize/manage risks to Crothall and clients
- Reviews project proposals/plans to determine time frame, funding limitations, procedures, staffing requirements, and allotment of available resources
- Coordinates project activities with government regulatory or other governmental agencies in order to obtain necessary approval and permits
- Negotiates and executes construction contracts with suppliers, consultants and contractors
- Directs and coordinates activities of personnel to ensure project progresses on schedule and within budget
- Plans and schedules project timelines and cash flows using appropriate software tools
- Reviews status reports prepared by project personnel and modifies schedules or plans as required. Prepares project reports for management or client
- Evaluates and authorizes payment of invoices related to the projects to meet contractual requirements and manage project cash flow
- Proactively manages changes in project scope, identifies potential crises, and devises contingency plans
- Ensures proper closeout and turnover of all assigned work
- Coaches project team members and contractors, and influences them to take positive action and accountability for their work
- Utilizes best practices, tools and systems for implementation on all projects
- Minimum of ten (10) years’ experience of progressive responsibility in successfully managing construction projects within acute healthcare and medical research environments, with special focus on infrastructure and renovation
- BSME/BSEE
- Certified Energy Manager (CEM)
- P.E. license preferred
- ASHE-certified in Construction
- Extensive operational and technical knowledge of healthcare mechanical and electrical systems
- Must possess very strong written, verbal communication, organizational and interpersonal skills
- Working knowledge of ILSM and ICRA related documentation
- Experience in negotiating, executing and managing contracts using industry-standard documents such as AIA
- Proven ability to successfully manage multiple projects simultaneously
- Working knowledge of applicable codes and standards, specifically those standards related to healthcare and research facilities
- Expertise in use of various project scheduling software packages
- Working knowledge with project/document management software such as e-Builder
- Excellence at working both independently (self-motivated) and in a team-oriented, collaborative environment
- Ability to lead, manage and document project meetings
- Ability to communicate effectively to all levels of a client’s organization (technical, financial and administrative)
- Experience working with professional engineering and architectural consultants
- Ability to effectively prioritize and execute tasks in a high-pressure environment
- Some travel. Position will be located in the greater Richmond, VA, Washington, DC area
