We are in search of a project manager to join our team and oversee our fix-n-flip projects. The ideal project manager will responsible for the successful initiation, planning, design, execution, monitoring, controlling and closure of a project. They must provide high-quality development management, managing the financial objectives of the project, and meeting project objectives. Ensure the successful completion of the project is on time and within budget.

In addition project managers are accountable for developing and fostering effective relationships internally and externally including all third parties (e.g., consultants, public funders and private lenders/equity providers, community organizations, architects, constructions managers, government liaisons, etc.)
Responsibilities:
- Manage and Direct Day-to-day Coordination of Project Deliverables.
- Obtaining Building Permits and other entitlements.
- Manage the design process to ensure compliance/waiver/approval by City, State, and Federal approval, financing sustainability, and design standards.
- Coordinate with all team members and review submission for accuracy and completeness.
- Review of Drawings for Completeness and Best Practices.
- Manage and Analyze Direct and Indirect Cost Budget.
- Conduct Periodic Site Visits to Monitor Construction, Review Contractors’ Requisitions for Payment and Recommend the Release of Construction Funds.
- Provide construction management oversight during the construction process
- Perform Other Duties As Assigned.
- Responsible for successful coordination, completion, and submission of financing applications.
- Review all of the Principalâs work for accuracy and completeness.
- Manage and provide research and documentation in the delivery of project development plans.

- Perform development feasibility studies, including taking photographs, creating written project documents,
Requirements:
- Experience In Management and Coordination of Contracts, Ability to Manage and Direct Subcontractors and General Contractors, and Maintain Relationships.
- Knowledge & Experience of the Local Permitting Process and Construction Delivery Methods and Agreements.
- Familiarity With Construction Best Practices, General Building Codes, and Various Building Types.
- Possess Strong Initiative and Effective Organizational Skills.
- Attention to Detail, and Ability to Multitask and Prioritize Workload.
- Ability to Establish and Maintain Rapport and Interact With Various Levels of Professionals.
- Demonstrated Experience Working With Ms office Suite to Include Word, Excel, and Outlook.
- Excellent Written and Verbal Communication Skills.
- Bilingual (Spanish)- Preferred but not a Must.
Experience:
- Obtaining Building Permits and other entitlements.
- Running project financial models.
- Knowledgeable in all facets of the development process, including permitting, contractor selection and construction implementation, establishing project budgets, and financial analysis.
- Familiar with tax credit regulations.
