PB+DC is a construction management and development firm looking for a Project Manager to contribute to the company’s growth and to oversee all construction aspects of their portfolio within the Greater Center City area. They will work hand-in-hand with the Project Management Team and Construction Team in implementing financially productive and high-quality projects for our external clients and prospective renters/buyers – that are completed on time and on budget. Each project runs into certain challenges and issues, and this role will require strong leadership, problem solving and independent thinking that parallels our financial goals, deadlines and company mission & values

Duties & Responsibilities include, but not limited to:

– Communicate and manage any and all issues and potential risks as they pertain to the projects

– Develop and implement solutions to project issues and problems

– Develop scopes of work as they pertain for new project bids and construction project contracts

– Submit RFQ’s to vendors and subcontractors

– Assist PM in developing project estimates and bids

– Finalize material and finish selections per contract allowances

– Work with PM on material procurement, buy-outs and delivery schedules with Construction Team

+ Verify as-builts for materials including but not limited to cabinets, vanities, doors, finishes, etc.

+ Work with Construction Team on correct finish schedule for each project

– Assure input of project related change orders and obtain approvals

– Work with PM and Construction Team with subcontractor selection for projects

– Gather all necessary close-out documents for Certificate of Occupancy

– Assist with warranty calls

– Assist Construction Team with 3rd party engineering and special inspections requirements

– Upload all pertinent project information and documents to Builder Trend

– Assist PM in weekly project schedule updates and identify lead/lag task early

– Review profit & loss reports bi-weekly to budget for each project

– Coordinate project checklists and punch-lists weekly with superintendents

– Create new business relationships with potential clients, new subcontractors and vendors

– Understanding of project parameters, specifications and selections

– Capable of field assistance and collaboration with Construction Manager

– Work with operations to accurately manage all permits and construction document control

– Establish weekly site review with construction manager and/or project superintendent

Skills, Experience, & Qualifications:

– 4-year degree in engineering, construction management or similar experience in residential and/or commercial construction

– OSHA certified, or ability to be certified within 30 days

– Understanding of residential construction practices and building codes in Philadelphia

– Attention to detail and highly organized

– Ability to read and understand construction drawings, plans, details and specifications

– Strong written and verbal communication skills, personable

– Ability to think outside the box to solve complex issues with a sense of urgency

– External and internal team leadership

– Ability to work as an individual and with a team

– A strong work ethic and a positive attitude

– Enjoys the construction industry and the opportunities that come with a small, but growing company

– Microsoft Office efficient, as well as basic understanding of construction management software systems, i.e., Buildertrend

Salary: $50,000.00 to $65,000.00 /year
