The Project Manager is responsible for managing a property (or group of properties) and fulfilling the manager’s obligations under the property’s management agreement.
It is also the responsibility of the Project Manager not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results. The Project Manager will report directly to the Vice President, Construction Management.
RESPONSIBILITIES
- Thrive in a fast-paced environment, successfully juggling dozens of small to medium projects.
- The Project Manager implements and administers the policies, procedures, and programs on a day-to-day basis that will assure that construction projects are well managed:
- Complies with local and national codes and regulations
- Meets the construction needs of landlords and tenants both in Transwestern-managed and non-Transwestern managed properties.
- Guide the client/team through the design implementation process, including conceptual, schematic, design development, construction documentation and signoffs
- Develop and maintain Master Project Schedule
- Prepare various RFP’s needed for vendor and contractor services for the complete project
- Follow procedures for distribution, receipt, opening, leveling and award of project bids
- Facilitate a project kick-off meeting with internal staff and key stakeholders to ensure responsibilities are communicated and understood by all concerned
- Oversee project team members work to ensure compliance with contract and client expectations
- Manage budgets and timelines and ensure timely delivery of high-quality products and services to clients.
- Inspect sites and implement procedures to minimize loss of assets and production time
- Responsible for all projects reporting
- Conforms to the standards of Transwestern
- Build and foster client relationships.
- Sets and manages client expectations.
- Communicates effectively with clients to identify needs and evaluate alternative business solutions.
- Marketing functions, including presentations, RFQ responses and other duties as assigned
- Communicate by telephone, e-mail and in-person
- Additional assignments as assigned.
- Ability to Travel within Houston Metro Area
POSITION REQUIREMENTS:
- Preferably, a bachelor’s degree in Business Management, Finance, Accounting, or Human Resources Management related discipline
- At least five years (continuous in one operation) and preferably, a minimum seven years of recent Property Management experience, comparable with the property under consideration in terms of commercial, ownership, tenant lease arrangements, square footage, production leasing etc.
- Must have intermediate to advanced Microsoft Word, Excel.
- Smartsheet experience preferred.
- Excellent quantitative and analytical skills.
- Manage own time on a daily basis with little supervision.
- Must have good people management skills with ability to lead, and motivate the project team.
- Must be able to handle multiple projects, changing priorities and continually heavy workloads.
- Strong desire to succeed in an entrepreneurial environment.
- Exceptional oral and written communication skills.
- Strong customer service orientation.
- Must be able to remain in a stationary position 50% or more of the time/constantly operate a computer and other office productivity machinery (ex. a calculator, copy machine, computer printer) or, by request, be provided reasonable accommodations to perform the essential functions of the position.
