Construction Project Manager

Project Manager – Virginia Beach, VA $110,000 – $140,000

Primary Responsibilities

· Negotiate contract agreement terms, manage construction drafts, solicit bids on projects, and obtain permits.

· Develop, monitor, maintain and comply with project schedules.

· Direct and oversee construction projects from hand-over from the Preconstruction Department to completion, while monitoring compliance with safety and building regulations.

· Coordinate with and monitor work of subcontractors and the construction team to ensure contractual conditions, deadlines, and cost limitations are met.

· Prepare external and internal job cost reports and project schedule updates.

· Manage RFIs, change orders, generate and execute budgetary or schedule delay recovery plans, invoicing, job cost forecasting and RFP programs.

· Provide coaching/guidance to assigned Assistant Project Manager. Regular weekend work and site visits are expected.

Qualifications

· A minimum of 7 years of experience as a Construction Project Manager for multi-family and commercial construction representing a General Contractor

· Experience in construction of commercial buildings, including medical office buildings, retail stores, hospitality establishments and restaurants is a plus

· Experience with and proficiency in scheduling using either Microsoft Project or Primavera/P6

· Exceptional leadership, negotiation, relationship-building, collaboration, communication, scheduling and analytical skills and experience

· Bachelor’s Degree in Civil Engineering or Construction Management

· Stable job history

· Reside in Hampton Roads, VA or willing to relocate

· US Citizen or permanent US resident
