Full Job Description
Position Title: Project Manager/Estimator – Tenant Interior
Reports to: Director of Construction
Job Summary:
To provide management for all phases of a Tenant Interior projects, including estimating, contracts, coordinating sub-contractors, material and equipment procurement, quality control, project scheduling, and budgets. Projects are focused in Frederick, MD and Northern Virginia.
Job Duties:
- Work with SJP Leasing Agent to develop a construction budget
- Provide detailed estimates and maintain pricing data for different project types
- Work with Tenants to plan, execute, and deliver construction projects
- Develop accurate schedules for project completion and update during construction
- Prepare contracts, negotiate changes clients and subcontractors
- Review, authorize, and track invoices
- Be familiar with local regulations and building codes.
- Maintain and update construction standards
- Review drawings for completeness and accuracy
- Work with Project Superintendent to ensure project quality is maintained and delivered on time
- Prepare and submit progress and cost reports
- Provide management of permit processing including completion of application, submission, and follow up through issuance of permit
- Work with local utilities to ensure utility service is received in a timely manner
- Solicit bids and review scopes of work for all trades on project
- Ensure that proper communication with tenant exists so that issues are minimized. Conduct progress meetings and provide written updates to tenants during construction
- Provide field supervision at project locations as needed
- Work directly with Property Management and Tenants to coordinate the move-in process
- Work closely with Property Management on warranty issues
- Work with Property Management on construction related work
Job Qualifications:
- Commercial construction experience – minimum of 3 years of experience assisting or supervising construction projects
- Knowledge of all construction trades and scopes of work
- Bachelor’s degree in Construction Management or Engineering not required but preferred
- Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency
- Ability to oversee multiple concurrent projects
- Provide transportation to project locations as needed
