Summary:

The Vice President of Maintenance is responsible for managing and leading the Maintenance team through the entire process, from inception to final completion of projects. A major role of the Vice President of Maintenance will be to focus on providing on-time delivery of high-quality projects while balancing the financial objectives and ensuring customer satisfaction. This position will play a vital role in the direction and management of the Maintenance process and overall field management. The Vice President of Maintenance will be responsible for all warranty functions including cycle time, budgets and sub-contractor’s accountability.

Essential Functions:

  • He or she will be engaged from award bid through completion with all new Maintenance contracts to ensure budget compliance, efficiency, and profitability.
  • Manages entire Maintenance operation according to company standard operating procedures and core values.
  • Responsible for cultivating company culture and demonstrating MNLSA’s core values across the division.
  • Proactively manage the business portfolio as a profit center; increases revenue, leverages resources, and tracks expenses to ensure revenue, efficiency, and gross margin goals; demonstrates courtesy, efficiency, and professionalism.
  • Conduct meetings, establish business plans and performance objectives, and reports performance against plan and business objectives.
  • Facilitate employees’ professional development and training and act as both a motivator and mentor to his/her staff.
  • Assess staffing needs, interview and hire personnel with owner approval.
  • Perform annual performance evaluations of management staff as well as recommending promotions, employee discipline, termination and wage changes. Maintain all applicable records.
  • Assist Maintenance team in removing roadblocks in successful completion of project (e.g., change order resolution, collections, claim resolutions).
  • Review all projects on consistent basis with branch and project managers to ensure profitability and compliance with plans and specifications.
  • Provide updates and reports as needed to other company executives.
  • Facilitate with branch managers and direct budget preparation, establish pricing, develop and implement the marketing and advertising plans.
  • Routinely review reports of actual results of operations and sales versus the budget goals, developing and implementing adjustments as necessary to meet corporate objectives as defined.
  • Hold Branch Managers accountable for the profit margin, project schedules, submittals, collections, change orders, and communication internally and with clients.
  • Upon award of new jobs: confirm estimates versus contract amounts with branch managers, review and approve all contracts to be signed by executive board member. Analyze, negotiate, and/or approve all, subcontracts, change orders.
  • Maintain contact with customers and develop relationships for future project opportunities.
  • Work with operations to ensure Maintenance services are delivered according to contract.
  • Verify daily time log for work completed to ensure projects remain on schedule.
  • Ensure all job cost coding is accurate for both labor and materials, use data to improve estimating and/or operation procedures.
  • Ensure correct budgets for each job are keyed into accounting software.
  • Frequently visit all job sites to monitor production levels and to ensure high-quality standards.
  • Generate RFIs as needed from questions generated from operations team or site visits.
  • Ensure superintendent has all applicable permits and schedule subsequent inspections, to include digging utility marking request, prior to execution.
  • Maintain accurate and up to date files for each project, including PlanGrid project profiles.
  • Review all information and approve all draw requests.
  • Maintain backlog by obtaining contracts for new work.
  • Keep data on estimate win rates and stay in tune with each market for our scope to stay competitive.
  • Distribute branch financials monthly and create goals for the branch regarding the financials.
  • Enforce “Safety and Driver Safety” policies at all times and take necessary disciplinary action for violations.
  • Ensure all management understands accident protocol. Review all incident reports and take necessary action.
  • Participate in monthly safety meetings with managers, supervisors and staff.
  • Oversee maintenance of company assets and keep asset logs
  • Be mindful of brand awareness and ensure fleet and crews are clean and represent the company well.
  • Participate in all safety, financial and manager meetings as required.
  • Communicate financial position with executive board.

Supervisory Responsibility:

This position manages all employees of the department and is responsible for leadership, performance management and hiring of the employees within its department.

Work Environment:

This job operates in a professional office environment; however, long periods of driving, walking and inspecting job sites are to be expected. This role routinely uses standard office equipment such as computers, phones, photocopiers, and fax machines.
