  • Full Job Description

    We are currently searching for a Project Manager to oversee building operations for an upcoming contract. A high degree of independent judgment and creativity is required to follow and modify standard, prescribed trade techniques to troubleshoot, complete assignments, plan, schedule, and monitor the work of staff. Much of the job (75%) will require driving from site to site to resolve minor, and sometimes major, issues that arise.

    You will work with the client’s management team to understand their needs, execute milestones for multiple locations, and track progress to help us achieve a successful contract completion.

    The Project Manager will serve as the onsite manager and represent the employer in performing all duties to ensure compliance with the provisions of our contract. Detailed knowledge and technical experience of government Base Operations are required in order to be a good fit for this position. The work requires knowledge of the practices and materials of various Facility Management and Operations systems including HVAC, Mechanical, Electrical, Chillers, Building Management, and supervisory techniques, company personnel policies, and procedures. Qualified candidate must have the ability to pass a Federal security background screening.

    Responsibilities:

    Minimum Requirements:

    • Minimum 5 years of recent experience (within the past 7 years) managing building mechanical maintenance operations for 300,000+ sq ft. building
    • Experience managing a minimum contract value of $5,000,000
    • Can show proof of United States Citizenship
    • Effective written/verbal communication and organization/analytical skills. Can read & write fluent English.
    • Strong commitment to safety, including following established Health and Safety protocols.
    • Ability to multi-task, maintain flexibility, travel, and work independently with minimal supervision
    • (Preferred) Experience managing an Army O&M project

    Minimum Equipment Knowledge/Experience:

    Elevators, uninterruptible power supply (UPS) systems, large chiller plants, low pressure boilers, computerized fire alarm systems, emergency generators, high voltage switchgear, and building automation systems(BAS)/energy management systems(EMS).

    Responsibilities:

    • Manages the overall operations of the contract, including: the performance of daily operations, scheduled maintenance; administration of subcontracts for facilities work.
    • Evaluate and insure the efficient operation of the project, controlling operational expenses at a minimum level that is consistent with sound maintenance practices and contractual requirements.
    • Provide administrative and technical direction and supervision to staff in completing work assignments.
    • Discuss, plan and delegate major project assignments to supervisory staff; determine building priorities that are of significant scope.
    • Ensure proper upkeep of facilities to include heating, ventilation, air conditioning, sanitation, general appearance of buildings and grounds and emergency situations affecting the facilities.
    • Coordinate purchase of necessary supplies, equipment and services from appropriate sources and maintains proper inventory control, maintenance and consumable supplies.
    • Maintains sufficient records, files, controls, procedures to insure management and work production.
    • Leads a team of technical employees. Responsible for maintaining a strong, trained and disciplined workforce.
    • Develop training sessions for employees who require them.
    • Maintain a strong safety program
    • Ability to plan, organize, coordinate, direct, and control all aspects of base activities.
    • Ability to work with the customer to find mutually satisfactory solutions to difficult issues.
    • Ability to work with management systems and variety of skilled/unskilled, professional, administrative, and industry personnel.
    • Basic knowledge of office administration, base management, reporting, budgeting and control, and business operations, blueprints, buildings, grounds, equipment, housekeeping, construction, repair, maintenance, purchasing, inventory control, fire, safety management.
    • Prepares financial forecasts and monthly updates. Ensures that the contract is managed in a manner that meets all contractual requirements and ZWS financial goals.
    • Be a master communicator and a strategic thinker – you’re able to communicate and act upon risks appropriately and effectively.
    • Manage multiple projects within client’s scope/budget/schedule expectations and ensure quality standards on project deliverables.
    • Appropriately delegate project assignments to project team members and mentor junior staff.
    • Build strong collaborative relationships with our employees, clients, and subcontractors.

    Specialized Requirements:

    • Minimum State driver’s license with insurable record
    • Physical and drug screening if required.
    • Ability to obtain security background clearance.
    • Performs other essential duties as required.

    Physical Demands

    • Be able to climb, stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, finger, grasp, talk, hear, and perform repetitive motions on a regular basis.
    • Perform heavy work; exert in excess of 50 pounds of force occasionally, exert up to 20 pounds of force frequently.
