We are looking for a hard-working, dedicated Project Manager to join our growing company licensed in more than 40 states. We are a remodel company that works with companies like Wal Mart, Sams Clubs, and other restaurants.

  • Communicate

i. Keep lines of communication open and consistent with clients. Ensuring that conversations are always professional and concise.
ii. Transfer information from upper management to employees, sub-contractors and vice versa.
iii. Attend and participate in all meetings on and off site as required.
iv. Receive complaints and resolve problems in a concise time line.
v. Maintain at all times a positive work environment. Report all hostile, inappropriate, and or disruptive behavior to HR Manager and or Sr. Project Manager.

  • Plan
i.Develop and manage a project’s Phasing and Sequencing schedule if required.
ii. Direct and oversee construction projects from conception to completion while monitoring compliance with safety and building regulations.
iii. Collaborate with owners, architects, sub-contractors etc. to determine the phasing/ schedule and set-up of the project.
iv. Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.
v. Collaborate with Permit Coordinator to insure permits and licenses from appropriate authorities have been secured.
Develop a plan of action and implement if project falls behind schedule.

  • Manage

i. Acquire equipment and materials as required
ii. Ensure owner provided materials are ordered and scheduled for delivery.
iii. Update web based client programs to schedule check deliveries and order missing and or shortages on client supplied materials.
iv. Insure accuracy of all books, binders, posting, folders etc… Report any noncompliance to Book, Binders, & Posting Coordinator.
v. Insure all documents on the jobsite(s) are up to date and complete. Ensure that if “walk notes” are a part of the owner’s documents, they are to be treated as part of the contract and are to be given precedence as directed.
vi. Verify and collect copies of all sub-contractor’s permits/licensees as required by appropriate authorities having jurisdiction. Ensure that all required sub-contractor permits are secured and posted.
vii. Collect and submit any and all close out documents required by Owner, State and local authorities as required.

  • Manage

viii. Prepare external and internal reports relating to job status, daily progress, estimates and deliverables.
ix. Ensure adherence to legal and company policies and procedures. Report infraction to Sr. Project Manager and HR Manager to discuss disciplinary actions if the need arises.
x. Maintain at all times a positive work environment. Report all hostile, inappropriate and/or disruptive behavior to HR Manager and or any Sr. Project Manager.
xi. Upon the absence of a colleague or during high-volume workloads, you may be required to supplement in their capacities.
xii. Coordinate subcontractors and the construction team to meet contractual conditions of performance.
xiii. Resolve client and vendor complaints in a timely and respectful fashion and ensure that the company maintains a positive image and provides unrivaled services.
xiv. Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
xv. Ensure any and all change orders are applied for, submitted and processed within the contractual time limits set by the client.
xvi. Gather receipts and submit change request for permit reimbursement
i. Manage the observation log and rectify any observations
ii. Time sheets are due at the end of each week. It is your responsibility to fill in your time sheet every day and turn it in Accounting. Ensure the form is filled out true and correctly.
xvii. Periodically inspect timesheets to ensure that record keeping has been true and honest.

  • Monitor/Report

i. Monitor expenditures and ensure it remains within budget
ii. Monitor stock to identify any inadequacies
iii. Managing Risks and Issues
iv. Prepare and submit performance, activity and other reports that are required
v. Control Quality by reviewing projects to ensure quality construction standards exist. Develop a jobsite visit punch list, and ensure 100% completion of each area within the scheduled dates and a final punch list before completion.

  • Evaluate/ Control

i. Ensure adherence to legal and company policies and procedures and undertake disciplinary actions if the need arises
ii. Ensure all onsite job postings and required documentation is posted as required.
