    PACE Equity is the leading funder of CPACE (Commercial PACE) projects for real estate developments. We work with commercial building owners and developers who are undertaking construction projects ranging from equipment replacement & renovations, to redevelopments and ground up new construction. We help them tap a new and innovative financing source called PACE financing. PACE financing is a legislated tool available in 20+ states, which can fund specific items in a construction budget and is repaid through a long-term special tax assessment. PACE is growing at a rate of 50-100% per year and PACE Equity is seeking individuals to utilize their background in real estate development and finance in a new type of financing. Our clients utilize us because PACE Equity’s financing is:

    · Non-personally guaranteed

    · Over and above the mortgage amount

    · Less expensive than sources such as equity/mezzanine

    · Pairs with capital stacks which are simple or complex

    · A great way to boost IRR, fill a gap in the capital stack or increase a building’s NOI

    We are seeking candidates who are local to the market and have a background in one or more of these fields:

    · Commercial Real Estate

    · CRE Banking & Finance

    · Real Estate Development

    As the leader in this space, PACE Equity acts as the owner’s representative to complete all the work required to do a close a project and fund it from our balance sheet. We bring a unique set of in-house expertise not only as a turnkey source but also invented new construction PACE and funded the first PACE projects with Historic & New Markets Tax Credits and TIF.

    Title: Managing Director

    As an independent agent, the Managing Director will work with building owners and real estate developers to provide capital to projects. PACE Equity provides the support, training, framework, and project capital to develop a long-term business. The Managing Director’s typical customers will include portfolio owners, commercial real estate developers, and facility managers looking to modernize old buildings and/or leverage PACE in their capital stack to drive real estate investment.

    Managing Directors can work nationally regardless of where they are based and add team members to their business. This position can be a full-time role or a compliment to an individual/group in a related field seeking an additional revenue/product for their business.

    Managing Director Duties:

    · Develop new customers for PACE Equity by leveraging relationships/contacts, making new connections and cold calling prospects.

    · Meet with customers, negotiate and close term sheets.

    · Develop and execute strategic business plans for obtaining customers.

    · Implement local sales and marketing programs.

    · Develop project business cases, financial proformas, and term sheets for PACE Equity projects.

    · Manage customer engagement through the project development process.

    · Augment professional and technical knowledge through sales and PACE Equity training.

    · Establish and maintain relationships with key customers, PACE program administrators, industry influencers and key strategic partners.

    · Take leadership roles in local real estate and commerce related organizations.

    · Monitor local/state PACE market conditions including legislation and regulation, competitor products, sales and marketing activities.

    · Maintain a pipeline, contacts, and tasks in CRM system.

    · Attend weekly calls with the national team and PACE Equity events.

    Experience:

    · A minimum of five years of commercial real estate experience. Strong consideration for individuals who are currently in a sales capacity, such as brokers, bankers or consultants.

    · A strong existing network within the local commercial real estate community.

    · Advanced acumen in real estate finance.

    · A preference to candidates who have experience/knowledge with sustainability and/or building systems.

    · Strong skills working with MS Excel, MS Word, and CRM Software.

    Compensation: Market Leaders have the opportunity to participate in multiple revenue streams including sales and project development. This is a commission only opportunity.
