JOB SUMMARY: The Project Manager is a construction professional that loves to solve problems, plan, communicate, and learn. This person is organized, professional, a team player, and thinks nothing is better than delivering a successful project to a happy customer. The PM is an intermediate to experienced project management position that is responsible for the planning, documentation, communication, and management of projects. The PM is largely independent, collaborating with the construction and engineering teams, while reporting bi-weekly to the PX during project check-ins. The goal of the PM will also mentor less experienced team mates, like the Project Coordinator. The PM splits their time between office work and job site activity.

ROLES include the following:

  • Safety and Risk: The health and safety of our Associates is the most important part of our company. A safety plan, followed by all, addresses the risk of each work activity and establishes a safe way to complete the work. The PM is responsible for developing an effective safety plan, in accordance with Company guidelines, OSHA rules, and other regulatory agencies, that can be followed by all.
  • Scope, Schedule, Budget: Projects that are carefully pre-planned have a high probability of success. The PM scopes to assure there are no gaps, develops a schedule with a critical path to ensure the project is completed on time, and assembles and manages a budget to make sure we stay in business.
  • Project Administration: It is important that we follow established workflow and procedures like project setup, cost accounting, external and internal reporting, running meetings, and project closeout. Consistency optimizes our efficiency, effectiveness, safety, and ability to deliver the most optimal outcomes. The PM is responsible for moving the project through those workflows from project kickoff to closeout, as well as improving those them to improve the success of our projects.
  • Subcontractor Coordination: Our superintendents are in charge of the job site and they are experts of their craft. The PM sets our superintendent up for success by making sure our contracts and subcontracts are written clearly to promote accountability with our subs and vendors. The PM may also run sub meetings and herd cats where necessary. The super may also need the PM to enforce contract terms, like delay and damages.
  • Project Communication: Keeping the customer and the project team up to speed on the status of the project is critical to having happy customers and successful projects. Consistent and clear communication is vital.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and EXPERIENCE: Associates degree or higher in technical or business-related field. Minimum 5 years experience with the supervision and administration of construction projects. Understands the major components of building systems including HVAC, controls, lighting, and plumbing.

SOFT SKILLS: Strong desire to achieve a high level of success by first helping others to succeed with the ability to lead cross-functional teams without direct authority by being direct, professional, consistent, and accountable. A high level of leadership and organizational skills required. A ferocious desire to fulfill the customer’s goals and achieving business outcomes for the customers is super important.

COMPUTER SKILLS: Procore, Dynamics, Asana, and MS Office Suite – Word, Excel, Powerpoint, Project

CERTIFICATES, LICENSES, REGISTRATIONS: Valid Driver License. General, Mechanical or Electrical contractor’s license is a plus.

LANGUAGE SKILLS: Ability to read, analyze and interpret contracts, specifications, submittals, operation and maintenance manuals, equipment specifications, and governmental regulations. Ability to effectively present information and respond to questions from top management, customers and associates.

MATHEMATICAL SKILLS: Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

REASONING ABILITY: Ability to define problems, collect data, establish facts and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

While performing the duties of this job, the associate is regularly required to talk or hear. The associate frequently is required to walk and use hands to operate computer keyboard, mouse and telephone keyboard. The associate must be able to travel locally as required. The associate is frequently required to sit, stand, walk use hands to operate computer keyboard and telephone. The associate is occasionally required to climb, balance, stoop, kneel or crouch. The associate frequently must lift and/or move up to 50 pounds and occasionally up to 100 pounds. Specific vision abilities are required by this job. WORK ENVIRONMENT: Flexibility to work nights and weekends. Flexibility to travel to job sites and for several days at a time. This position works in a typical office environment and visits to job sites, which includes outdoor work and work in mechanical/equipment rooms. During the job site visits, the associate is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; extreme cold; extreme heat; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate.
