Position Overview
The Project Manager is responsible managing a book of business of up to $4.5M and up to 12-16 projects at any one time. The PM is also responsible for managing multiple subcontractors on each project. PMs will manage up to four in house crews that report directly to you. PMs are also responsible for their meeting budget, day to day HR issues, safety and the experience they give to the client.
How you will make an impact:
Project Management
- Work with the designer to ensure Foremanâs plans meet discussed budget for each project
- Owns the project and communication with the client
- Regularly review blueprints, grading plans, construction drawings, contracts, codes and regulations, proposals, Gnatt charts
- Update Design Build team on timelines, change orders, and any other project related issues
- Create schedule for all crews managed
- Maintain strict construction schedule and make changes as necessary to ensure deadlines and budgets are met
- Develop comprehensive project plans including schedules and purchase orders for all projects assigned
- Manage Lifescape crews and subcontractors to ensure LAI standards are upheld
- Ensure crews operate safely and in congruence with Lifescape practices
- Act at primary point of contact with clients through during of construction project
- Maintain communication with client as to the status of the project, at minimum, weekly updates
- Collaborate with the designer to ensure project feasibility
- Negotiate with vendors, suppliers and subcontractors to ensure the best outcome for Lifescape and the client
- Track project performance, specifically to analyze the successful completion of every phase of the project in terms of both man hours and costs
- Meet budgetary objectives and make adjustments to project constraints based on metric analysis
- Use and continually develop leadership skills
- Ensure that each crew has the tools and equipment needed for the dayâs tasks
- Work with field personnel to handle project issues as they arise
- Build a strong team by cultivating relationships between each crew and illustrating how individual team members affect the success of the entire project
Crew Management
- Manage up to four foreman and theirs crews for ongoing projects
- Manage, develop, teach, train, coach, and discipline the foreman
- Ensure crew safety and report and worksite injuries immediately
- Organize and present training classes as needed
- Attend and participate in weekly meetings
Subcontractor Management:
- Consistently create and nurture new subcontractor relationships
- Accurately communicate project plans, quality expectations, and scope of work
- Manage change orders
