Cypress Asset Management is seeking a talented, committed, Community Manager to lead our Live Oaks community in Baton Rouge, LA. This property consists of 184 apartment units.

THE COMMUNITY MANAGER’S RESPONSIBILITIES
- Perform quarterly analysis on performance related to Resident, Team, Property, and Financial key performance indicators
- Participate in creating Quarterly Objectives and Key Results (OKRs) and leading your team to achieve those OKRs
- Manage your team systematically, by Planning, Organizing, and Controlling its work each week by using a series of checklists and management tools
- Leading your team in a Rhythm (by holding Weekly Meetings every Monday morning and Daily Huddles every Tuesday through Friday morning)
SKILLS REQUIRED
- Attracting Residents – must have strong marketing and advertising experience and the ability to effectively manage online, print, and other tools to attract our target market consistently and systematically.
- Appreciating Residents – through friendly daily interactions and planned periodic events, showing Residents great appreciation for being valued customers.
- Satisfying Residents – must have the ability to manage a property well, including responding to residents requests quickly and effectively, achieving excellent Resident satisfaction ratings along the way.
- Retaining Residents – must be able and willing to follow a regimented program for keeping valued Residents on site
- Appreciation – Showing sincere and honest appreciation for Residents by treating them like gold, through impactful Resident appreciation events and activities.
- Satisfaction – Satisfying all Resident needs by anticipating their needs for high quality housing and world-class customer service and responding quickly and effectively to resident requests by listening, understanding, and respecting the Resident’s needs and responding quickly and effectively to Resident requests, ensuring that those needs are met.
- Retention – Actively retaining Residents through effective Resident service and by sending out 100% of 6 month to lease expiration letters and hosting 100% of 3 month to lease expiration face to face meetings.
- Concerning your TEAM, you will utilize the Cypress HPT Tools (High Performing Teams system) to perform the following:
- Leadership – Using the Cypress Rhythm, which consists of the Weekly Meeting and Daily Huddles, you will create an environment of support, respect, and trust and will lead your team to achieve Objectives and Key Results.
- Alignment – Understanding Cypress’ Core Values, you will ensure that your team is fully aligned with those values and the company’s Purpose by making sure that actions represent those values at all times.
- Personnel Development – Working with the Cypress Main Office, you will help your team to develop their skill set through training, coaching, and other forms of development.
- Team-work – You will develop a culture of teamwork in which the entire team is bought in, dedicated, and harmoniously engaged in working together to achieve Objectives and Key Results while remaining aligned with the Cypress Core.
- Concerning your PROPERTY, you will utilize the Cypress PIMS (Property Improvement & Maintenance System) to perform the following:
- Routine Maintenance Calls – Using SightPlan, your Team will respond to maintenance requests within three hours unless a reason for delay is approved by the Main Office.
- Preventive Maintenance – Using SightPlan, your Team will perform interior Preventive Maintenance Checklists on 1/3 of all units monthly (61 units) and 100% of units quarterly (184 units) and 100% of exterior checks quarterly.
- Improvement Projects – as determined by our quarterly Capex plan, your Team will perform improvement tasks / projects.
- Concerning your FINANCIALS, will utilize the Cypress ZBB (Zero Based Budget) to perform the following:
- Establish Budgets for your Team – Using the ZBB, you will budget projects and monthly performance for your team ensuring that everyone follows the budget and stays within cost parameters.
- Review and Adjust Financial Performance – Working with the Main Office, you will review your financial performance monthly and will make necessary adjustments as needed.
As Community Manager, your work and the work of your team is subject to audits and oversight by the General Manager / Team Lead, Owner, and the Owner’s management representatives. It is imperative that things are done correctly, that root cause issues are solved, and that your work and the work of your team meet the Cypress Quality Standards in alignment with our Core Purpose which is to: Provide the Best Apartment Home in the Neighborhood at the Greatest Value to Residents.
