The Global Head of CREWS manages all HP Inc. real estate across the globe and delivers modern, flexible and green services for a complex and sophisticated corporate portfolio of owned and leased facilities spanning internal and customer operations, including manufacturing, labs and data center environments.

Key Responsibilities

  • Definition and realization of vision for HP Inc. workplaces & desired employee experience (partnering with internal stakeholders such as IT, HR and Marketing)
  • Partnership with executive team on executing against HP Inc. location strategy
  • Global responsibility for strategic portfolio management, infrastructure planning, construction, renovation, maintenance, lease negotiations, facility services across HP Inc.
  • Provide financial leadership and accountability in managing operational expenses, one-time project expenses, and capital asset replacement budgets, ensuring facilities are properly maintained and operated within all budgetary targets.
  • Develop and implement plan for the timely replacement of end of useful life capital assets across the portfolio.
  • Provide real estate operations requirements to the real estate strategy and transactions office throughout the planning, investigation, negotiation and execution phases to ensure property acquisitions and disposals are appropriate for, and consistent with, the existing portfolio and stakeholder needs.
  • Develop business justifications and recommendations for all operational decisions and concisely articulate these to executive management.
  • Assist with the strategic planning for the acquisition and disposition of HP Inc.-owned facilities properties, including financial analysis, market information, offering terms and conditions, marketing materials, contract review, negotiation and project management.
  • Review and update facilities operations and service delivery best practices to improve the quality of service delivery. Identify best-in-class industry benchmarking standards and key metrics and set appropriate goals to ensure these standards and metrics are met or exceeded to optimize service delivery operations.
  • Manage current real estate assets through a proactive approach by anticipating lease renewals and terminations and all critical dates, lowering and auditing operating expenses, managing subleases and collecting sublease rents, coordinating landlord approval of alterations, completing estoppels certificates, paying rents and property taxes on a timely basis, and assisting in property tax appeals.
  • Establish and maintain excellent relationships with internal customers, senior and executive management, legal, tax, risk management, landlords, vendors, consultants, and outside brokers.
  • Effectively lead a team of real estate and facilities management professionals to deliver efficient and effective workplace solutions, including all aspects of people and performance management.

Candidate Overview

  • 15+ years business experience with functional experience spanning, strategic planning, governance, technology, organizational transformation, project execution and supply chain.
  • Seasoned tenure in global corporate real estate encompassing strategic design, execution and management of diverse real estate portfolio including facilities, management, operations service delivery and diverse real estate portfolio management with wide span of global workplace environments in both leased and owned properties.
  • Major multi-national organizational experience and experience working in a matrix reporting structure with multiple business lines and driving transformational enterprise-wide change initiatives.
  • Demonstrated ability to build strong team relationships and to recognize and capitalize on organizational synergies.
  • Proven track record in transforming status quo office and non-office workplace environments into cutting edge workplace solutions.
  • Successful experience in delivering against aggressive timelines, continuous change, and challenging expectations.
  • Strong understanding of real estate negotiation process and strategies.
  • Strong preference for expertise in location strategy, construction management, contracts property operations site selection, space management, efficient space utilization, and cost management and employee productivity.
  • Bachelor’s degree in Business, Engineering, Facilities Management or related field; Master’s Degree preferred.
