Project Manager

INTRODUCTION
This is a management level position responsible for all aspects of the Construction Process.
JOB RESPONSIBILITIES
For the Design Stage (if needed):
- Coordinate with Design Team and Client Monitor Progress of the Design Phase of the Project and act as Construction Coordinator
- Assist Consultants Team and work with Local Government Authorities to obtain Approvals & Permits, etc.
- Conduct Constructability Review of Project Documents
- Value Engineering including proactively identify ways to perform work more efficiently for less cost
- Project Cash Planning and Cash flow projections (if needed)
For Bidding (Tender) Stage:
- Prequalification of potential bidders, including compliance with insurance requirements, trade experience, financial capacity, and experience history
- Review contract documents and prepare, and administer ITB and RFP process, including preparation of trade-specific scope sheets
- Distribute documents and manage bid process communication
- Manage preparation of quantity takeoff to establish general Budget Estimates and for vendor bid comparison
- Manage Best & Final offer, bid Leveling, and bid awarding process, including contract administration
- Work with Consultants and advise on Contractorâs pre-qualifications, bid analysis, negotiation and make final Tender Recommendation
For Pre-Construction Stage:
- Negotiate contracts with vendors, contractors and suppliers
- Create and establish the Master Project Schedule, based on the Critical Path and Key Project Milestones, then update and enforce team compliance during Project Life
- Create and establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.
- Assist in the procurement of long-lead items
- Review the project in-depth to schedule deliverables and estimate costs
- Determine the scheduling of different project phases based on established deadlines
- Secure building permits and licenses, and coordinate the management and delivery of materials and equipment to construction sites, including the material and equipment tracking process
For Construction Stage:
- Plan and coordinate all aspects of the construction process from inception to completion
- Coordinate and Manage all Consultants, Contractors, Sub-Contractors and Suppliers, etc.
- Understand all facets of the construction documents, details, specifications, supplemental information, rules, regulations, and quality standards.
- Manage compliance with construction documents, contracts, contract budget, variations, payment terms, schedule management, and all other responsibilities within the Construction Contract(s).
- Manage project costs including Variation Control (Invoice review and Variation Order review), Negotiations, Recommendations and Making Extension of Time Analysis
- Document Control (track and coordinate addenda, bulletins, new drawing sets, make clarifications, etc.)
- QA/QC Assistance to relevant Consultants as needed
- Manage the preparation of Project Invoices / Payment Application processing, tracking, and reporting
- Regular updating of Master Project Budget, Schedule, and Project Cash Flow
- Control the time, cost, and quality of construction projects.
- Confer with supervisors or other managers to monitor construction progress, including worker productivity, and prepare internal and external reports on job status
- Analyze, manage and mitigate risks, and ensure compliance with building and safety regulations
- Ensure quality construction standards and the use of proper construction techniques
- Resolve problems that arise due to inclement weather, emergencies or other issues that may cause delays
- Ensure that projects are completed according to schedule and quality standards
QUALIFICATIONS
- Bachelor’s degree (BA /BS / BEng / BArch) from College or University in a related field of study or Equivalent
- Minimum five years of related experience with similar projects.
- Prior Experience in a Supervisory Position (& on-site experience) preferred but skills and experience in Project Co-ordination a must.
OTHER SKILLS & REQUIREMENTS
- Ability to read and understand architectural drawings, contracts, and general knowledge in construction practices
- Ability to comprehend, analyze, and interpret technical documents and respond effectively to technical problems with options
- Proficiency in Microsoft Office Suite, including MS Project or Primavera P6, and ProCore.
- Prepare and manage the process to monitor and track tools, materials and equipment inventory
- Proactively seek ways to improve the companyâs profitability
- Other duties as may be assigned, as related to this position
Job Type: Full-time
Salary: $125,000.00 to $150,000.00 /year
