Under the direction of the Executive Vice President, the Regional Manager (RM) is responsible for all phases of operating the properties in their portfolio (11 properties in Washington state), including but not limited to the general administration and maintenance; to direct and supervise all personnel and resources to achieve the fiscal goals of the Company while maintaining the property in good physical condition.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Mission Rock Residential.
Financial Performance:
- Implement, monitor & ensure adherence to property operating and renovation budgets for each community within management
- Analyze, create and re‐project appropriate operating and capital budgets for each property within
- Review, monitor and evaluate monthly operating statements for each community within portfolio and prepare monthly variance and operating
- Supervise, authorize, monitor and administer contract services, repairs and supplies, as well as approve expenses that exceed on‐site authority at each community within
- Coordinate, supervise and achieve on‐time and on‐budget delivery of capital expenditures for each community within
- Ensure proper contract, insurance and scope of work accompanies every capital
- Implement, monitor and evaluate project status and
- Monitor and achieve acceptable levels of unit turnover, market and renewal rates, occupancy, delinquency, concessions, bad debt, expiration’s and renewals for each community within management
- Review on a regular basis relevant rent roll reports, lease renewal reports, expiration management reports, monthly operating summary reports and financial statements to direct focus and priorities for the property
- Assess, maintain and anticipate appropriate marketing tools to maximize qualified traffic at each community within portfolio while minimizing unit
- Understand each community’s position within its sub-market and implement ways to maximize its advantages and minimize its faults
Physical/Preservation of Asset
- Implement, monitor and evaluate standards for acceptable curb appeal and cleanliness of all communities within management
- Implement, monitor and evaluate standards for unit turns, service requests, grounds and other maintenance‐related responsibilities at each community within management
- Recognize and offer appropriate alternatives for deferred maintenance, capital needs and life/safety issues at each community within
Management/Administrative
- Implement and evaluate proper staffing needs for each community within management portfolio to maximize net income and resident
- Ensure maximum level of service and commitment to resident retention at each community within portfolio
- Set, evaluate and administer methods for providing responsibility, stability and accountability among property managers and supervisors to maximize productivity and efficiency
- Implement, monitor & ensure proper, timely and accurate record keeping (e.g., lease files, vendor files, invoices, replacement schedules, payroll, move‐out dispositions, bank deposits, ) on each community within management portfolio.
- Provide training, teaching, counseling and support to employees in order to promote focus, dedication and resolution of company priorities and
- Provide appropriate recognition and incentives for team members that reach reasonable targets or benchmarks, take corrective measures for failure or inability to accomplish goals.
SUPERVISORY RESPONSIBILITIES: Directly supervise the property managers at each property within management portfolio, as well as indirectly supervise office and maintenance employees at the same properties. Responsible for the overall direction, coordination and evaluation of all site‐level employees. These supervisory responsibilities are to be implemented in accordance with the Company’s policies, applicable laws and owner’s objectives. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Language Skills: Ability to read and comprehend instructions, correspondence, and memos. Ability to write communications, market studies, operating analyses, and other forms of industry‐standard correspondence. Ability to effectively present information in one‐on‐one and small group situations to customers, clients, and other employees of the Company.
Computer Skills: Ability to create and modify advanced files in Microsoft Excel, Word and, Power Point; effectively process resident activity in YARDI; efficiently administer and understand general functions of a suite of related websites and interface products.
Interpersonal Skills: Ability to understand and deal effectively with resident, vendor or personnel concerns or issues according to Company policy regardless of attitude, behavior or tone of the individual. Ability to motivate, discipline and train employees to maximize productivity.
Reasoning Ability: Ability to apply common sense understanding to carry out detailed and / or complex written or oral instructions. Ability to deal with one or more problems at a time involving one or more variables that are either known or unknown.
