The ABC News Washington Bureau is looking for a Property Manager to handle day-to-day building operations, projects, tenant operations, customer service and record keeping in a leased facility to ensure business is conducted in a clean, safe, and efficient work environment – as well as ensuring the values of the Company physical assets are protected and enhanced. The position will provide management and overall direction for all property operations for the Washington DC News Bureau that operates in a 24/7 news environment. The manager will support ABC News, the needs of various tenants in the building, direct third party providers performing services, executing projects (both large and small), and directly interfacing with primarily ABC News. The manager will be the main point of contact with shared service groups within the Company, and be the primary point of contact for all, or most, of the administration needs of the property including leases, insurance certificates, vendor contracts, safety manuals and PO’s (to name a few). ABC News is seeking a motivated, committed, organized, self-starting individual with excellent communication skills and enjoys working in a fast paced news environment. The objective is to maintain a high level of customer service while providing a safe, clean, professional and effective workspace for a broad range issues.

  • BS or MS in Administration.
  • College degree required in a development core discipline such as Communications, Administration, Engineering or related profession.
  • Preferably, 10 years’ experience in the industry, broadcast television a plus
  • Demonstrated problem-solving and technical skills in property management.
  • Familiarity with applicable local, state and federal regulation and codes.
  • Demonstrated problem-solving and technical skills in the mechanical/electrical trades.
  • Minimum 5 years’ experience in property management, directing maintenance operations in a multi-story building; utilizing both union and non-union labor force
  • Ability to master technical issues, handle detail and complexity, simultaneously manage multiple tasks, communicate effectively, resolve conflict, partner effectively to develop win/win solutions.
  • Proven leadership skills both in direct and matrix reporting situations.

  • Ability to read and interpret construction plans, specifications, and construction documents.
  • Ability to use energy audit instrumentation or Building Automations Systems to collect data.
  • Experience with installation methods, testing, commissioning, validation and upkeep of documentation
  • Be single point of contact with shared service groups in the DC Bureau and ABC New York, such as Real Estate, Real Estate Operations, HR, Legal, etc.
  • Manage the day to day operations and tenant relations through the coordination of tenant requests and administration of maintenance services.
  • Provide tenants and vendors with assistance in all aspects of scheduling building maintenance, communications building procedures and supplying general building information.
  • Must provide strong customer service to all aspects of the business; plus update and maintain current daily and emergency tenant contact lists and tenant information manuals.
  • Provide support to the building engineering team and trades by producing, modifying and/or distributing various forms, spreadsheets, manuals, information packages and miscellaneous written information.
  • Process PO’s and assist in preparation of budgets, both projects and capital.
  • Procurement, operational training, vendor maintenance interaction and supervision of/interface with all shipping and receiving.
  • Supervise and manage the building mailroom staff, two employees.
  • Administer safety and environmental programs while working in partnership with Enterprise Risk Management.
  • Assist with obtaining contractor credentials, insurance, work scheduling and coordinating with tenants.
  • Meet regularly and communicate as needed with site management to learn, inform, assist with policy questions, obtain approvals, facilitate current initiatives, and take on new projects as needed.
  • Manage office operational needs by helping to provide phone coverage, ordering supplies for the Property Manager and Facility Engineering function.
  • Maintain and update as necessary all tenant contact information, after hour access.
  • Maintain reported incidents upon occurrence and emergency contact information; as well as a master tenant contact email address and phone listing.
  • Handle miscellaneous assignments as requested by management, including service contracts.
  • Maintain highly organized filing system for leases, tenants, insurance certificates, vendors, buildings, drawing, contracts and PO’s.
  • Assist clients as needed on special projects. Answer and route phone calls from tenants and vendors to the appropriate contact within and/or dispatch personnel based on immediate needs.
  • Oversee the response to a vast array of all non-IT work tickets for the office space, making frequent judgement calls, conceiving alternative solutions, ensuring the highest level of consistent customer service, and helping to solve daily operational issues across the board.
  • Coordinate all office moves with business units.
  • Maintain all asset inventories and replacement of those on as needed basis.
  • Manage and distribute facility-wide communications.
  • Work in a 24/7 facility that occasionally require weekend and overnight work, and especially regarding building critical needs.
