Job Description

Reporting to the Head of U.S. Real Estate Investments, the Investment Director is accountable for a wide range of real estate investment activities relating to the acquisitions and disposition functions of a global insurance company that invests for its own account and third-party investment advisory clients.


Job Description:

  • As a key member of the Investment Team, source and evaluate investment office, industrial and retail opportunities that match investors’ quality, locational and yield parameters.
  • Responsible for gathering and utilizing market data to accurately underwrite investments and other strategic decisions.
  • Conduct asset and market tours as part of underwriting process. Prepare recommendation materials for approval prior to bid. Draft Letters of Intent for targeted investments.
  • Responsible for the preparation of Investment Approval packages and participate in investment committee presentations.
  • Assist with the review and negotiation of purchase and sale agreements. Provide input relating to deal points and unique characteristics of each transaction.
  • Conduct and manage a professional and organized due diligence process for each asset, including coordination with asset management, legal and third-party vendors.
  • Assist in the Closing process, with detailed review of pro-rations and settlement statements and provide all documents and procedural support in advance of closings.
  • Be an active participant in regular scheduled team meetings to discuss current investments, new opportunities, development, and the overall real estate portfolio.
  • Post-closing, work with Asset Management Team to develop Asset Level Business Plans.
  • Act as a resource to junior members of the team; providing mentoring support and guidance.
  • Develop, expand, and maintain external relationships with key market participants and investment brokers.


Requirements:

  • Bachelor’s degree required, preferably with a concentration in finance, real estate, accounting or economics. MBA / Master’s Degree a plus.
  • Experienced professional with 10 years or more of diversified knowledge and experience with real estate investments, underwriting, due diligence, asset management, finance, valuation, and development.
  • Successful track record of closing core, core plus, value add, and development strategies.
  • Knowledge of major West Coast real estate markets to assist in identifying and sourcing of potential investment opportunities.
  • Highly proficient with ARGUS Enterprise, Excel and Word.
  • Excellent verbal and written communication skills
  • Team player, who works well with others, is proactive and self-directed.
  • Strong organizational skills, attention to detail and ability to manage multiple projects.
  • Travel required (20%-25% per year).
