GO consists of Critical Facilities, Design & Construction, Facilities Management, Operational Governance, Strategic Operations, Sustainability, and Workplace Design.


Job Purpose:

The CRS Construction team manages and provides expertise for all Office and Operations Center construction projects within the Citi portfolio.

The NAM Head of Construction be responsible for Office and Operations Center construction projects in North America, with a focus on:
Supporting Strategic Goals

  • Project Delivery
  • Technical Standards
  • Governance / 3rd Party Management


Key job responsibilities:

Currently this position has 4 NAM direct reports (Program Directors and Support) and will be responsible for:
Project Delivery:

  • Oversee the management and construction of projects to ensure timelines, specifications, quality, and costs are met to achieve business goals.
  • Manage the project pipeline, including identification, resolution, and mitigation of risks.
  • Ensure a consistent standard and approach to the delivery of projects.
  • Create and promote a culture of transparency, innovation and continuous improvement in the project delivery process.
  • Provide assistance and guidance for inspection and evaluation of prospective sites/buildings as part of due diligence exercises.

Team:

  • Directly lead and manage a team of project managers, outside consultants, and vendors for the project portfolio in a collaborative, professional and cooperative manner.
  • Effectively communicate with management and staff on project status, issues, risks, goals and objectives.
  • Manage relationships with multiple strategic Outsourced Service Providers, including ensuring adherence to the Citi Third Party Management Policy and Standards.
  • Develop Requests for Proposals for outside consultant, construction and various other outsourced vendor services.

Compliance:

  • Ensure compliance with corporate policies, practices, processes, guidelines, and legal / compliance requirements.
  • Partner with key stakeholders (e.g. the Business, Finance, Strategy, Asset Management, etc.) to enhance operational standards.

Financials:

  • Establish and manage the financial budget, both capital & expense. Provide critical input into analysis, reporting, budgeting and other project-specific tasks.
  • Review objectives, budgets and timelines to facilitate the approval of Investment Expenditure Proposals.
  • Drive P&L visibility of projects; monitor actual schedule and costs against the project estimates. Report significant variances and develop corrective action plans.

Reporting & Benchmarking:

  • Deliver Monthly Operating Reports detailing updates on strategy, project delivery, project progress, and capital expenditure.
  • Utilize and enhance key performance metrics linking performance to project completion.
  • Incorporate the sustainability strategy and best practices into projects and oversee effective benchmarking programs, including Energy Star and LEED Certifications.


Job requirements:

  • Bachelor’s Degree or equivalent experience in business.
  • Must be able to demonstrate at least 15 years of direct experience in commercial architecture, MEP engineering, civil and structural engineering, landscaping, building construction, mission critical infrastructure, trading, life safety and building codes, and migration management.
  • 10+ years of experience in the construction and project management industry, during which s/he applied a structured approach (methodology) to project planning, estimating, monitoring, and reporting through the full project lifecycle, from initiation to closure.
  • 5-10 years of experience managing project management staff.
  • Demonstrated leadership, adaptability, and integrity; able to manage multiple projects and shifting priorities when facing unique challenges.
  • Track record of achieving milestones on time and within budget in a high-pressure environment.
  • Critical thinker with an understanding of process and relationships.
  • A skilled communicator with experience influencing and shaping the image of a complex organization. Strong interpersonal, collaborative, and listening skills to obtain support across organizational boundaries.
  • Strong written, spoken, and presentation communication skills.
  • Experience and effectiveness in interfacing with Senior Management.
  • A “team player” orientation able to work collaboratively with others at all levels of the company, with good conflict resolution skills.
  • Proven problem-solving capabilities; analytical and flexible, data driven and transparent, with strong attention to detail.
  • Real estate finance and an understanding of fundamental accounting principles (i.e. the financial impact of project changes).
  • Technical proficiency in Microsoft Office products and industry standard project management tools.
  • Financial Services experience preferred; experience in a large, multi-national corporation or an entity with similar global reach and complexity a plus.
