Summary of Position:
The Project Manager is responsible for assisting with and managing numerous retail based real estate development projects from ½ acre to 5 acres. An ideal candidate will be comfortable working independently as well as in a team environment and will demonstrate strong character and ethical values that match our company’s foundation.
Essential Duties:
- Pre-Real Estate Committee Activities: Coordinate with a Client’s real estate selection team to prepare initial site layouts and feasibility reports. The PM shall compile applicable portions of the Client’s Real Estate Committee approval package including budget, timeline, feasibility reports, and site plans.
- Due Diligence: Manage all aspects of the due diligence process including, but not limited to: feasibility studies, geotechnical evaluations, environmental audits, title reviews, and surveys.
- Project Scheduling: Manage dates and processes within a project to ensure the project progresses as anticipated. This shall include but is not limited to critical dates within leases and development agreements, purchase and sale agreements, Client’s internal processes, and permitting and construction.
- Entitlement and Permitting: Work with CSG’s internal design and engineering team and with municipal and neighborhood leaders in guiding each project through its governmental approvals process.
- Project Design and Engineering: Coordinate CSG’s internal A&E team to design all projects within the parameters of a REC approved site plan, budget, Client’s criteria, and the local codes.
- Project Bidding: Manage the bidding process with the design team and approved general contractors. The process includes bid assembly, leading pre-bid meetings, qualifying submitted bids, and preparing final GC contracts.
- Project Construction: Monitor and report weekly on each project’s construction activities. Monitoring shall focus on the general contractor’s adherence to the approved drawings, the project’s schedule, and the project’s budge
- Communication: Communicate throughout the project with all parties to ensure that critical components are not missed. The team includes the Client, CSG’s internal design professionals, CSG’s marketing department, and CSG’s accounting department.
Other Duties and Responsibilities:
- Organize and maintain project files.
- Maintain documentation for billable hours.
- Demonstrate an understanding of liability issues related to design.
- Demonstrate an understanding of constructability and complex design.
- Develop and mentor staff.
- Participate in business development which involves attendance at marketing functions, business dinners/events, and cross marketing with other offices.
Requirements:
- Experience: 6-12 years of combined production and management experience with commercial projects such as retail and restaurants
- Education: Bachelor’s degree preferred
- Travel: up to 35% (In and out of state)
- Physical: Ability to lift up to 10 lbs.
- Software: AutoCAD and MS Office, including MS Project
- Strong customer service skills.
- Ability to work under pressure with professionalism and decorum.
- Ability to establish and maintain effective relationships with Clients and gain their trust and respect.
- Highly motivated with a strong work ethic.
- Ability to read and interpret construction documents.
- Strong communication and organizational skills.
- Knowledge of construction standards, work methods, materials and operating practices.
- Knowledge of the due diligence, design management, entitlement and permitting processes as they relate to real estate development.
- Ability to lead and mentor less experienced staff.
