    We are currently seeking a professional and qualified Experienced Assistant Property Manager to join our team at Lamar Station, a 192 unit Core Plus asset in Austin, Texas.

    Job Description

    · Act as liaison between tenants and property owners – provide support to Community Director on an as needed basis

    · Insure that property records such as leases and files are accurately maintained.

    – Work directly with prospects to guide apartment tours and be the primary leader of the leasing team

    · Inspect property regularly to insure that it is well maintained and has good curb appeal. Provide assistance to maintenance staff in recognizing potential repair requirements before they occur.

    · Collect rents and institute proper procedures against delinquent accounts. Post notices and facilitate resident communication

    · Assist Community Director in eviction procedures for those residents who fail to pay rent.

    · Insure that residents are happy and satisfied as indicated by a high level of renewals and few complaints.

    · Provide support in all areas of leasing to achieve targeted occupancy levels for the property.

    · Participate in company training and follow all company policies and procedures.

    · Assist in preparing monthly financial reports and provide support when annual property level budgets are created.

    · Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.

    An ideal candidate will meet the following qualifications.

    Minimum

    · Three to five years of experience as an Assistant Property Manager managing a conventional asset of over 150 units.

    · Demonstrated ability to understand financial goals, operate asset in owners’ best interest in accordance with Policies & Procedures Manual.

    • Strong financial background that includes: reading and understanding financial statements, budget preparation, managing expenses, analyzing markets, approval of purchase orders and vendors, income and expense reports.
    • Able to handle challenges, with proven history of increased productivity, and lead others in high-demand situations.
    • Manage property risk effectively by communicating incidents and potential liabilities to the Community Director as well as the Asset Management and Corporate Operational teams.
    • Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management.
    • Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge.
    • Adheres to standards and procedures for quality control
    • Provide support to staff to encourage team work and lead as an example in creating a harmonious environment.
    • Strong communication (written and verbal) and interpersonal skills
    • Ability to pay close attention to detail with a high degree of accuracy
    • Good organizational and time management skills – Want to be part of a growing team and have a “can do” roll up your sleeves mentality
    • Strong computer literacy in MS Word, Excel, and Outlook

    Preferred

    • Knowledge of ResMan Technology Software
    • Bachelor’s Degree in Real Estate or Business Administration
    • Certified Property Manager Certification
