- Touring and leasing to prospects within max rent or at market rate whenever possible.
- Attracting residents by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services and showing units.
- Adheres to and assists in enforcing fair housing guidelines.
- Completing background checks and qualifying prospects.
- Signing and explaining contracts with residents and collecting security deposits.
- Accomplishes financial objectives by collecting rents; staying within budgeted forecast; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
- Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting units and completing repairs; planning renovations; contracting with landscaping and snow removal services.
- Providing professional and exceptional customer service.
- Maintains building systems by working with onsite maintenance.
- Scheduling and supervising contractor repairs and cleaning.
- Secures property by maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
- Enforces occupancy policies and procedures by correcting violators with fair housing guidelines.
- Prepares timely reports by collecting, analyzing, and summarizing data and trends.
- Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
- Completing timely monthly reports including delinquency, renewals, rent increases, LIHTC compliance, market surveys and budget variance will be due at various deadlines throughout the month.

The qualified candidate must possess exceptional customer service and leadership skills while ensuring rules and regulations are followed.
