Job Description
Somerset Pacific, LLC is a property management company primarily engaged in the management of multi-family and senior housing. Established in 2003, the company has grown to over 2400 apartment units, located throughout the United States.
We are currently seeking an experienced Property Manager for our Birches II property located in Wasilla, Alaska.
Responsibilities and Duties:
- Aggressively manage Affordable Housing properties
- Maximize the financial returns of properties and personnel and increase economic occupancy to a minimum of 95% and physical occupancy of 98%.
- Maintains an open door policy to address employee issues and concerns.
- Assists District and Regional Managers, in the preparation of the annual budget and makes recommendations regarding the operating plans and capital improvement projects for property.
- Monitors budget compliance and operating plans throughout the year. Works within the established budget and notifies the District/Regional Manager of any possible variations.
- Performs duties normally associated with a supervisory position, such as hiring, training, coaching, performance management, disciplinary counseling and termination of subordinates.
- In collaboration with the District and Regional Managers, create innovative marketing plans to reach the target market and develop strategies to improve performance at the property level
- Collaborates with corporate departments in the implementation and monitoring of programs and processes. These include legal and audit compliance, regulatory agency compliance and risk management, safety, marketing initiatives, training, pricing, procurement, preventive maintenance, contract services and ancillary services.
- Other duties as necessary.
Required Skills:
- Minimum 5 Years experience
- Successful track record at 95% or more occupancy
- Excellent Section 42, RD Compliance skills
- Excellent Marketing skills
- Excellent organization skills, communications skills & aptitude for detailed work are essential.
- Yardi, OneSite, Real Page or other Property Management software required
- Excellent Word, Excel and Outlook skills, with ability to learn new programs
- Experience in supervising maintenance staff
