POSITION: Vice President, Asset Management (Full-Time, Exempt)

RESPONSIBILITIES (Including but not limited to)
Cardinal Group Companies is a premier real estate investment, development, construction, marketing, and management company specializing in the acquisition, development, and management of multifamily and student housing properties throughout the U.S. Cardinal Group Investments is the Company’s private equity investment and development platform responsible for formulating investment strategies and raising capital, procuring investment opportunities and driving execution of those strategies.
The Vice President of Asset Management will be a leadership role overseeing a high-performing team acting as a liaison between operations, acquisitions and investors. This position will be responsible for everything that happens, or doesn’t happen, at Cardinal’s owned assets and will be a driving force behind maximizing investment performance by formulating business plans, analyzing market conditions, adapting execution strategies, interfacing with capital partners and reporting on performance. REQUIREMENTS:
This is a high growth opportunity, with abilities to expand the position as needed, including:
- Provide direction and leadership for the Asset Management Team including coaching, goal setting, communication and accountability.
- Work in tandem with the Acquisitions and Construction teams to develop business plans, budgets, timelines and execution strategies for each asset.
- Take part in due diligence efforts on new acquisitions, directly overseeing areas focussed on operations.
- Oversee and drive day-to-day execution of the Company’s investments including making real time adjustments to strategy, finding value-add opportunities, controlling expenses, evaluating market conditions, managing revenue, and directing staffing.
- Overseeing cash management and cash planning for improvements and distributions.
- Develop annual business plans, rate plans and compensation structures for each asset.
- Work with the Construction team on scope, pricing, design and execution of capital improvements while balancing operational considerations of the Management Team.
- Develop tools and infrastructure necessary to perform the Asset Management functions.
- Oversee the weekly, monthly, quarterly and annual reporting on the performance of the Company’s assets. Perform detailed financial review and present findings to key stakeholders internally and externally.
- Direct retail leasing brokers and negotiate commercials leases for mixed-use properties.
- Work with attorneys and legal teams in negotiating contracts and agreement.
- Work with attorneys and legal teams in overseeing any litigation or legal matters.
- Take part in Investment Committee meetings to make key investment decisions.
- Make recommendations on capital events including the sale or refinance of the Company’s assets and oversee the execution of those efforts.
- Communicate and interact regularly with capital partners including preparing analysis and presentations for their review.
- Collaborate with key stakeholders across the organization to drive quality improvement and create value for investors.
- Take part in and prepare materials for equity capital pitches.
- Manage relationships and act as point of contact for lenders.
- Develop and execute key initiatives that are in-line with business objectives.
- Provide recommendations on process improvement opportunities throughout the Company to minimize risk exposure and improve execution.
- Prepares and presents updates to Senior Leaders and key stakeholders as needed.

EXPERIENCE DESIRED:
- Bachelor’s degree required. Master’s degree, preferably in Business, Real Estate, or a related field preferred.
- Minimum 5-7 years of experience.
- Minimum 3 years of supervisory experience required.

- Communication Skills – excellent verbal and written communication skills with the ability to professionally present vision, strategy, goals and results both internally and externally.

- Operations Management Skills – a proven ability to identify, collect and analyze operations performance data, market research data, and other related data to improve performance
- Proven success in budgeting, financial management, team development, and performance management.
- Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary internal and external customer service.
- Ability to work independently and to carry out assignments to completion within parameters of instructions given prescribed routines, and standard accepted practices.
TRAVEL: This position will require 20-30% travel across the United States as needed.
RELOCATION: Relocation assistance will be negotiated with the offer.
COMPENSATION: Highly competitive compensation including significant bonus potential. To be negotiated on a case by case basis.
