Basic Purpose:

The Director of Asset Management reports to the Head of the Real Estate Investment Group (REIG) and will be responsible for overseeing a team of Boston based real estate asset managers. The individual will also work collaboratively with other members of the REIG and Fund Administration to ensure proper administration, control and financial reporting of the portfolio.

The successful candidate will be responsible for the performance and oversight of all operations for a national multi-sector portfolio of over 100 properties (predominantly multi-family properties) with a value in excess of $5 billion. In addition to the supervisory role over operations, the Director of Asset Management is a member of the REIG Management Committee, which approves all acquisitions and dispositions and other major strategic decisions relating to the portfolio.

Primary Responsibilities:

  • Directing and supporting the asset management team to ensure portfolio objectives are achieved.
  • Identifying and implementing strategies to add value and improve the operating performance of the portfolio.
  • Active participant in reviewing all due diligence materials including title, survey, environmental, and property condition reports on acquisitions.
  • Responsible for assessing risk management issues and administering insurance requirements and policies within the REIG.
  • Mentoring and coordinating the activities of asset management staff and implementing an active asset management strategy within the context of using third-party managers, including review of quarterly financial reports, at least annual property visits to each property, operating and capital budget analysis, etc.
  • Oversight of operating budgets and leasing activity (including the establishment of leasing policies, analysis of projected returns by lease and leasing staff’s adherence to, and execution of, leasing policies and plan) and capital investment projects (including analysis of projected returns by project and monitoring results to evaluate managers’ performance, and advising on sell/hold and related capital allocation decisions).
  • Oversight of portfolio valuation procedures, including review and analysis of internal and external appraisals.
  • Oversite of real estate tax and appeal process with engagement of property tax consultants.
  • Representing EV fund interests in discussions with tenants and third-party property managers, primarily in single-tenant, net leased office and industrial buildings.
  • Assisting other members of the Real Estate Investment Group as requested.

Job Requirements:

  • Bachelor’s degree or equivalent. MBA or other graduate education preferred.
  • Minimum of 15 years commercial real estate experience, with minimum of ten years of direct asset management experience, including oversight of a national multi-family portfolio.
  • Sector experience should include, but not limited to; multi-family, office and industrial.
  • Excellent leadership and organizational skills with proven track record of managing a team of asset management professionals and ability to monitor processes and prioritize objectives.
  • Excellent verbal and written communication, negotiation and presentation skills; with the ability to communicate ideas, issues, and quantitative analysis clearly, concisely, and persuasively.
  • Strong financial background and experience, including understanding of property financials and financial modeling.
  • Understanding of commercial real estate lending terms and conditions
  • Strong attention to detail, with emphasis on numerical aptitude and analytical skills
  • Sound judgement, problem solving, and risk assessment in the application of analytical conclusions and management recommendations.
  • Superior working knowledge of MS Office, Excel, Argus and RealPage products.
  • Up to 25% travel required.
