The Choice Group is seeking a strong Property Manager to effectively manage a quant smaller community located in East Moline, IL.

If you answered yes, we are looking for YOU. The perfect candidate will work to increase occupancy, increase curb appeal, and provide top-notch customer service to reduce turnover. Experience with Rent Manager property management software or industry related property management software is preferred.
Duties:
* Marketing vacant inventory homes through internet, print, flyers, and referrals.
* Resolving customer complaints quickly â our greatest assets are our current residents.
* Commitment to resident relations through newsletters, communication and resident relation activities
* Leasing / Sales of vacant inventory â ability to effectively schedule, show, and close customers.
* Collection of rents and bank deposits; reducing delinquencies while handling collection issues.
* Manage both in-house and outsource maintenance staff.
* Bid, negotiate and prepare contracts. Follow invoice process coding and payment procedures.
* Supervise vendor services and contract work.
* Perform regular inspections of premises, inventory and grounds on a regular basis.
* Prepare annual property budgets; scheduling expenditures; analyzing variances; initiating corrective action. Present monthly budget variance reports to senior management.
* Maintains property appearance and cleanliness, investigating and resolving complaints; enforcing rules of occupancy; inspecting vacant units and planning renovations.
* Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
* Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

– Time management skills
– Minimum of 2 years of Property Management Experience and Sales Experience
– Must own vehicle
– High School Diploma or Equivalent (those with some college preferred)
– Must have clean driving record; pass background check, and drug and physical check for the positions.
*This is a responsible position accountable to maintain and enhance the value of the property assets in order to maximize the financial return for both the residents and the community.
