POSITION SUMMARY
The Project Manager ensures the execution, documentation, and daily management of each project. The Project Manager is responsible for subcontractor management, equipment and material procurement, labor force management, coordination with general contractors and other subcontractors, and financial administration and analysis of the project.
PRIMARY DUTIES
· Contract management: review and execution of contracts, permits, insurance, bonds — all needs related to each contract
· Subcontract management: review and coordinate project scope; write and execute subcontracts
· Equipment procurement: spec compliance and delivery management
· Rough material and major equipment procurement
· Financial management: budgets, payables
· Workforce management and coordination: coordinate with field superintendent and foremen in scheduling of work; coordinate with prefab, VDC, GCs and other trades in execution of each project
· Safety: coordinate with the foremen, field superintendent and all other stakeholders to ensure the safe execution of each project
· Communicates regularly with all parties/stakeholders both verbally and in writing, promptly responding to customer complaints and issues, maintaining a positive relationship with all parties
· Directs labor cost management (labor cost coding, tracking and analyzing labor productivity from project start to finish)
· Manages all RFIs, ASIs, PRs and other contract document changes that may occur during construction
· Ensures project completion, including start-up of all systems, and required proper close out documentation
· Accepts directives and guidance from Project Director and Owners
· Exhibits a willingness to communicate positively with Field Superintendent and Foremen
· Available and willing to work overtime, as needed
SECONDARY DUTIES
· Provides effective feedback and guidance to Project Administrators to ensure their success and professional growth
· Works closely with Estimators, VDC and Foremen to promote learning and effectiveness regarding future and current projects
· Available and willing to travel to assigned job sites
· Participates in meetings, workshops, training and seminars as required
· Other duties as assigned
MINIMUM QUALIFICATIONS
· Basic understanding of plumbing and HVAC systems
· Solid understanding of building codes and safety practices
· Ability to read and interpret diagrams, plans and manuals
· Proficient with basic computer software programs
· Attention to detail and quality of work performed by self and field assigned to job
· Ability to work independently
· Excellent time management and organizational skills
· Good communication skills (oral and written)
· Ability to work and interact with others in a positive manner
EDUCATIONAL, LICENSING and CERTIFICATION REQUIREMENTS
· Minimum of a high school diploma or GED; bachelor’s degree preferred
· Valid social security number
· Valid driver’s license
ANALYTICAL REQUIREMENTS
This position requires industry knowledge related to the overall scope of project management and specifically of commercial piping design and installation.
Analytical organizational skills required for effective delegation and streamlining of all aspects related to each project.
Basic mathematics and geometry will be used extensively in this position.
PHYSICAL DEMANDS
The physical demands of this position are moderately sedentary in nature, however, Project Managers are required to visit job sites regularly; sites are under construction and may possess safety hazards inherent to a construction site.
Pre-employment and post-employment physical evaluations/tests may be conducted to prevent work-related physical risk.
· Ability to lift up to 35 pounds on own
· Ability to withstand long periods of sitting or standing (stationary positions up to 50% of time)
· Ability to feel, grasp, operate and position items with fingers and hands
· Ability to effectively perform on-site evaluations at ground level, above ground level, below ground level and in confined spaces such as pipe shafts, crawl spaces, tunnels and basins
· Able and comfortable climbing ladders to access floors and roofs as needed
WORK ENVIRONMENT
The work environment for the Project Manager is that of an average office setting, however the employee may, on occasion, be exposed to any of the following: moderate levels of heat, cold, moisture, wind, sun, water, high-voltage electrical currents, flammable materials/gases, high-pressure tubing, pipes and valves, construction equipment and industry-related work areas under construction. The noise level in the work environment is low to moderate with a possible occasional exposure to high noise levels in the pre-fab, warehouse or job site setting. Ear protection is recommended when noise levels are high in order to reduce possible hearing damage. Hard hats are required when on a construction site.
