Leasing Director
Counter Management LLC (the “Company”) is seeking a Leasing Director to join our property management team in Center City, Philadelphia, Pennsylvania. The Leasing Director position will be located at our office at 514 South Street, Unit 1, Philadelphia, PA 19147.
During the 29 months between August 2017 and December 2019, the Company has assembled a 9-building portfolio of newly built or recently gut-renovated multifamily and mixed-use properties located in a tight cluster in the heart of Center City, Philadelphia, PA. The Company’s rapidly growing Portfolio is currently comprised of 283 multifamily units and approximately 15,000 sf of retail NRA.
The Company (and the property management team) is in growth mode, has a strong focus on mentorship, promoting from within, and is hyper focused on adding to the team so that we more effectively manage our growing portfolio of multifamily and mixed-use properties across Center City. The ideal candidate will be a self-starting individual with high energy and the “wherewithal” to thrive in a dynamic team-first environment.
The Leasing Director is responsible for the management of all functions of the leasing department for the Company’s portfolio. Responsibilities include determining ways to increase demand for the portfolio, maximizing marketing efforts vis-à-vis minimizing the vacancy and rollover downtime and generally improve the stature of the Company and its portfolio across the Center City and University City submarkets. The Leasing Director will also be responsible for conducting property tours and unit showings, prospecting for new tenants and or new leads for prospective tenants, negotiating lease terms, improving the marketing of the Portfolio, reporting, cold calling and executing new and renewal leases. This position is intended for a leasing professional with a minimum of 5 years of related real estate experience.
Essential Job Functions:
Responsible for the Marketing of the portfolio and the successful leasing of the Company’s portfolio.
The Leasing Director will be responsible for leasing all vacancy and proactively and decisively managing the rollover of all units across the portfolio. Additional functions include:
- Touring prospective residents and/or agents;
- Prepare and assist residents with all leasing paperwork (i.e. lease move-in packets, applications, lease agreements and employment and credit checks);
- Manage relationships with existing residents;
- Networking with local brokerage community;
- Provide research and analytical support;
- Seek out new residents by creative marketing techniques;
- Conduct routine property and vacancy inspections;
- Prepare market surveys; and
- Interface with other departments including property management, construction, and accounting.

- Excellent external structure and excellent organizational ability to organize workloads, handle multiple tasks, and meet deadlines in a fast-paced working environment;
- Meticulous attention to detail with strong problem-solving skills;
- Excellent verbal and written communications skills;
- Willingness advocate for the best outcome for the Company;
- Excellent customer service and organizational skills;
- Technologically proficient, including the Microsoft Office applications, AppFolio, etc.; and
- Bachelor’s degree.
