We are a privately-owned aggressive regional builder that is expanding its operations into the Greenville market. We are looking for an experienced land acquisition and development professional to manage the procurement, planning, entitlement, and horizontal site construction necessary to feed our growing needs for finished lots throughout the Greenville market.

The Director of Land Development will need to work effectively with engineers, land planners, governmental agencies, contractors, and land owners to deliver projects on time and within budget. The right candidate for this position will not only have a proven track record of managing the entire land development process, but also the acquisition of finished lots from other developers.

Duties:

  • Identify potential land, negotiate offers for purchase, and manage due diligence during the acquisition phase
  • Develop conceptual plans and budgets to determine feasibility
  • Manage the acquisition and entitlement process including LOI’s, contracts, and government approvals
  • Prepare bid packages, qualify contractors, and award contracts
  • Manage and maintain development schedules and budgets
  • Ensure contract provisions, regulatory compliance, and design requirements are adhered to throughout construction
  • Develop and maintain ongoing relationships with contractors to ensure sufficient resources are available to deliver acceptable projects

Qualifications:

  • 5-10 year combination of experience and education in land development (2-4 year degree preferred)
  • Strong knowledge of the Greenville market including regulatory agency personnel, major land owners, and general contractors
  • Strong background in real estate including raw land and single-family homes and town homes
  • Effective delegation skills
  • Proactive, disciplined approach to self-management and self-development
  • A strong sense of value and cost-savings
  • Ability to accomplish tasks with very little supervision
  • Strong problem-solving skills
  • Ability to utilize technology to increase efficiency (MS Office—particularly Excel, smart phones, tablets, project management software, etc.)
