Essential Duties and Responsibilities
include the following.
  • Proficient in estimating, material takeoffs, scheduling, quality control, progress reports, progress billing, cost reporting, safety compliance, and proposal preparation.
  • Proficient in labor and material cost for multi-family renovations and new construction.
  • Participate in the proposal meeting with the owner to review the scope of work, discuss ways to reduce costs, and provide value-engineering ideas.
  • Oversee the buyout process, selection of subcontractors and labor cost negotiations.
  • Conduct bi-weekly job site meetings.
  • Coordinate with the Subcontractors to ensure safety, quality control and schedules.
  • Ability to buyout the entire project in the early stages
  • Ability to generate a construction schedule for the entire project.
  • Conduct progress meetings with Owners & Customers
  • Remain cost conscious and aware of every aspect of the project at all times.
  • Ability to problem solve & think “outside the box” to overcome unforeseen issues.
  • Generate and execute efficient punch list

Education/Experience:
  • Bachelor’s degree from four-year college or university; or one to two years’ related experience and/or training; or equivalent combination of education and experience.
  • Minimum of 2 years of experience in multi-family renovation construction industry.
  • Thorough knowledge of plans and contract documents.
  • Proficient time management and sub-contractor leadership.
  • Possess knowledge of OSHA regulations as they apply to construction field operations.
  • Professional appearance with reliable transportation.
Language Ability:
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
  • Bi-lingual a plus.
Math Ability:
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
Reasoning Ability:
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
  • Microsoft Office (Word, Excel, PowerPoint, Access, Publisher, Outlook, Internet Explorer)
  • Xactimate a plus
Certificates and Licenses:
  • None required.
Supervisory Responsibilities:
  • Experience supervising projects $500.00 – $500,000.00 or more.
  • Carries out supervisory responsibilities of sub-contractors in accordance with the organization’s policies and applicable laws. Responsibilities include qualifying, hiring, and releasing sub-contractors; planning, assigning, and directing work; rewarding and disciplining sub-contractors; addressing complaints and resolving problems.
