    We are currently searching for an experienced residential property couple (or Manager) to oversee a 60 unit Apartment Complex in Modesto.

    Job Description

    • Need excellent Tenant Relations. Collect Rents, (no cash) make bank deposits. Orient new residents to the property. Enforce occupancy policies and procedures and investigate and resolve resident complaints in an effective and timely manner. Maintain timely communication with all residents & Owners and maintain accurate records of such communication.
    • Vendor Relations. Monitor and complete all property maintenance and repairs in a timely and cost-effective manner. Organize property inspections and maintain inspection reports.
    • Owner Relations. Respond to owner inquiries and requests with a sense of urgency and in a timely manner. Provide building owners with relevant reports and information quickly and as directed.
    • Supervision. Supervise performance of all staff assigned to the property. This includes part time manager, handyman and maintenance personnel and ensure adherence to good practices policies & procedures, including safety practices. Provide direct assistance and direction during after-hours emergencies, as needed.
    • Reporting. Complete monthly financial reports, variance analysis, budget workbook in a timely manner. Manage expenses closely and implement the approved budget, communicate any overages in advance, and actively pursue expense savings.
    • Building Standards. Assist with us in that property are maintained physically to meet company goals. Prepares written recommendations for physical repairs and/or replacements, improvements, supplies, material and equipment and submits them to supervisor for review/approval.
    • Turns. Ensure all vacant apartment turnover procedures are followed; that turnovers are accomplished in a time frame and manner consistent with the organization’s standards and the property’s budgetary goals and limitations.
    • AP / AR: Process vendor bills and invoices for properties and ensure tenants remain current with lease payments.
    • Occupancy Goals. Maintain occupancy based on the organization’s standard for each property. This includes anticipating vacancies, adhering to waiting list procedures and selection policies in compliance with federal, state, local laws.
    • Lease Enforcement. Enforce provisions of lease including drafting deficiency notices and managing resident evictions in compliance with court order and directions from the organization’s legal counsel or supervisor.
    • Record Retention. Ensure that property related files including leases, amendments, and vendor contracts are complete and archived appropriately. Review the monthly rent roll to ensure that security deposits, rents, move in dates, etc., are accurate.
    • Note, this is a 55+ Community, no medical services are handled or offered.

    Position Includes – A 2 bedroom Apartment, plus salary.
