Responsible for assisting the PM in effectively managing the assigned community. In the managers absence, the Assistant Manager will assume all the responsibilities associated with accomplishing community objectives as set forth by the PM as aligned with Regional Director. In addition, the assistant manager is directly responsible for maintaining daily, weekly and monthly actives of tenants, collections, deposits and reporting.
· Conduct all business in accordance with Trinity policies and procedures, Fair Housing, Americans with Disabilities Act, and all other Federal and State laws
· Maintain accurate resident records and lease files
· Update on daily basis all rents, deposits and application fees received from residents.
· Issue appropriate notices when necessary
· Ensure balance dues, and door knocking are being completed weekly
· Ensure renewal notices are going out monthly
· Ensure SODA’s are being done within 72 hours of move out
· Maintains positive customer relations
· Physically inspects community when on grounds, daily
· Inspects move outs and provides report to managers for any damages to be charged- within 24 hours of move out
· Oversees all marketing on the property- daily updates
· Answers phones when necessary and deal with tenant issues
· Maintains awareness of local markets and provides feedback
· Organizes and files all applicable reports, leases and paperwork
· Proof reads all lease paperwork and processes move0ins and move-outs
· Performs any additional duties assigned by PM or Regional.
