Sales & Leasing Manager
Overview
This is a management position and an excellent opportunity for the right candidate in a small local, community-oriented boutique real estate management company. This positionâs main duties are focused on residential and commercial leasing and sales for a portfolio encompassing of over 60 multi-purpose north shore hamlet properties.
Leasing and sales (commercial and residential)
- Responsible for all residential and commercial leasing (new and renewals) and sales
- Identify the target market and develop such resources to generate leads
- Monitor critical date report maintained by lease administration and vacancies
- Monitor all leasing efforts; review pricing and agreements
- Market properties through signage, online and community resources
- Identify, select and manage agents and commission structures, where applicable
Property Management Support
- Assist in the development and execution of property level strategies for leasing, operations and capital expenditures.
- Work with property management to monitor property condition, work order flow and contracts
- Work with lease administration and property accounting in billing, disputes and collections
- Coordinate with advisors regarding insurance, real estate tax challenges and appraisals and evictions
- Assist in scope development, budgeting, pricing, scheduling of capital projects
Community and municipal relations
- Foster/ develop key relationships with key businesses, community groups, other landlords and key municipal resources
Tenant relations
- Foster/ develop relationships with commercial tenants
- Assist in dispute resolution and settling payment issues
- Assist commercial tenants in working with peer businesses, community and municipal entities
Experience/Knowledge/Abilities
- Bachelorâs Degree and New York State Real Estate License preferred
- 5+ yearsâ experience in leasing and/or property management
- In depth knowledge of neighborhood residential and commercial leases
- Excellent communication skills, both verbal and written, and strong analytical skills
- Ability to multi-task and perform with minimum supervision
- Possess an excellent work ethic, friendly demeanor and be a team player
- A positive attitude with strong customer service skills, over the phone, in person with clients, and with teammates
- Proficient in Microsoft Office, Appfolio (will train, if necessary)
