Pardee Homes is looking for an experienced, enthusiastic individual to join our talented group as a Landscape Project Manager in our Inland Empire office.
Position Highlights: The Landscape Project Manager will be an integral part of the Land Development, Purchasing, and Construction teams and will be responsible for managing all aspects of all Landscape projects.
Position Responsibilities:
- Create and/or manage all landscape budgets in the accounting system
- Coordinate with team members to set appropriate budgets for each community
- Work with Subcontractors and Landscape architects to produce budget-friendly concepts
- Interface interdepartmentally and with local jurisdiction staff to ensure that plan concepts are compliant with the project conditions of approval and specific plan
- Hire and manage the Landscape Architect and other supporting consultants
- Facilitate internal review of plan concepts with team members, prior to proceeding with construction drawings
- Oversee plan submittal and approval with jurisdictions
- Obtain approvals/documents from jurisdiction, including but not limited to material submittal approval, permits, will-serve letters, bonds, etc.
- Interface with the local jurisdictions as needed to expedite the plan check/approval process
- Coordinate/facilitate pre-con meetings with subs and with jurisdictions as needed
- Responsible for procuring all material and labor to facilitate the complete construction on the landscape project.
- Prepare bid packages, spread bids, negotiate/award contracts, prepare contracts, prepare change orders
- Coordinate with the Landscape Superintendent and Offsite Superintendent to develop schedules
- Oversee construction operations to ensure deadlines will be met
- Oversee construction to ensure Subcontractors are building per our scopes of work, plans, and building codes.
- Manage the HOA or Jurisdiction turn-over process
- Prepare and submit Prevailing Wage reimbursement packages to the jurisdictions
- Maintain documentation for all water, electric, gas, and construction water meters on every jobsite.
- Participate in various internal meetings with team members from multiple departments as needed.
- Identify Improvement bonds that can be released. Work with off-site and on-site supers to assign costs and manage the bond release processes.
- Approve invoices through E1 software.
- Other duties as assigned.
Position Qualifications:
- High school graduate/GED required; college degree preferred.
- A minimum of 2 years residential/multi-family project and/or construction landscape management background.
- New Home Building experience preferred.
- Must have valid drivers” license
- Ability to read, understand and monitor architectural, structural and mechanical plans and specifications.
- Proficient with Microsoft Office applications with skills in MS Excel.
- Strong quantitative and analytical skills; and understanding of financial analysis.
- Excellent verbal and written skills, and ability to communicate clearly and concisely.
- Highly organized, highly motivated, and able to get things done quickly.
- Ability to prioritize tasks, work on multiple assignments and manage rapidly changing assignments in a team environment.
- Commitment to obtaining outstanding results.
- Supervisory skills a plus.
