Introduction
The Sr. Project Manager’s function at Morrow Construction is one of the most important activities in our operations.
It is through the Project Manger’s efforts of effectively overseeing multiple projects and their entire project teams including MC employees and subcontractors over the course of the project while also paying specific attention to the management of project fiscal and schedule indicators that maximum value will be attained.
The Sr. Project Manager must have the following qualifications:
· An ability to thoroughly understand and follow plans and specifications in the construction of the project
· Leadership ability
· Thorough knowledge of construction techniques and the imagination to derive the most efficient method of completing the task
· Foresight to predict problems before they develop
· A conscientious attitude towards controlling job costs and adhering to progress schedules
Responsibilities
They may delegate portions of his authority to other qualified personnel but does not relinquish total responsibility. Runs multiple projects.
Duties
The Project Manager’s principle duty is to properly oversee the entire project team in order to achieve maximum production in the most efficient manner while maintaining tight fiscal and scheduling control of the project. In order to carry out this overall duty, the following duties must be properly fulfilled:
· Communicate all job information to Field Superintendent and staff
· Management of overall design, engineering, procurement, construction and completion of assigned project
· Maintain overall responsibility for success in meeting established safety, quality, schedule and budget targets for assigned project
· Develop thorough working knowledge of all contracts, information, drawings, sketches, specifications, permits and other requirements pertaining to the assigned project
· Works with peers and the project team to finalize subcontractor bids and award scopes
· Oversee and assist in the assembly of bid comparisons, recommend bidder short list, and work with project team to negotiate final subcontract awards
· Oversee and review flow of submittals receipt, processing, review, approval or resolution of issues and return to subcontractors
· Perform monthly reviews of records of subcontracts – issues, work orders, change orders, and amendments as appropriate during execution of subcontract
· Oversee negotiation of all extra work related to assigned subcontractors
· Oversee and reviews flow of all documents to and from subcontractors including correspondence, e-mail, RFIs, change requests, etc.
· Oversee and review flow of monthly applications for payment – approve percent complete, review any change orders claimed, negotiate with subcontractors as required and sign-off
· Responsible for completing monthly budget revisions and cost corrections
· Responsible for completing update monthly of overall project schedule
· Work with project team to perform subcontract closeout process and issues required paperwork
· Oversee all subcontractor interactions with respect to safety, QA/QC, project controls and the accounting department
· Maintain thorough familiarity with any open safety or quality issues and works to support all parties in rapid resolution of open issues
· Manage the receipt of all input needed and ensures timely issuance of all regularly scheduled reporting on status of projects under construction or in pre-construction phases
· Oversee Field Superintendent and other jobsite staff and assist them in any way necessary to allow them to successfully complete the project
· Establish and set minimum required jobsite meetings and attends and/or chair meetings as appropriate
· Superintendent to discuss current project status and resolve existing issues
· Meet with Field Superintendent to establish standard for initial punch list
· Perform initial walk through with Field Superintendent and Property Management
Qualifications:
This position requires:
· 4-year degree in construction management or related field or 5 plus years minimum construction management experience in leadership position
· Applicant must be organized
· Applicant must be able to meet deadlines
· Applicant must have bias for action
· Ability to confront and influence in a positive manner
· Applicant must be proficient in Math, computer competent, and be able to communicate effectively
· Background in cost or scheduling functions a significant plus
· Must be a team player
